Flat Fee Landlord is hiring a full-time Leasing Operations Manager to lead leasing performance across our single-family rental portfolio. This is a licensed real estate role that is primarily in the office in Downtown Houston, with availability needed for some evenings and weekends based on leasing demand. The person in this role will own leasing outcomes from lead to move-in by driving faster response times, stronger conversion, fewer errors, and lower co op reliance.
This is not only a follow-up role. The primary duty is managing the leasing operation, making decisions that improve results, and ensuring clean execution across systems and teams. Compensation is performance-based with a salary plus bonuses. Total target earnings are $45,000 to $50,000+ per year.
- Own weekly leasing strategy across all vacant homes, including priorities, pricing recommendations, and next steps by listing
- Monitor pipeline activity daily and remove bottlenecks that delay approvals, lease signing, and move-ins
- Enforce immediate speed to lead and structured follow-up standards across calls, texts, and email
- Coordinate showing strategy and access flow, including evening and weekend activity when needed
- Oversee application processing, screening flow, lease documentation, and move-in readiness
- Decide when to open or restrict co op participation based on listing performance and lead flow within company guidelines
- Handle escalated prospect conversations and negotiations to protect conversion and service quality
- Provide clear owner updates on leasing status and leasing strategy as needed
- Partner with listing, maintenance, and operations teams to improve leasing cycle time and occupancy
- Track and report key metrics weekly, including days on market, move-ins, co op share, conversion rates, and error rate
- Maintain accurate documentation in App Folio, Show Mojo, Lead Simple, and Ring Central
- Lead continuous process improvement for leasing workflows, scripts, and quality control
- An active Texas real estate license is required
- The ability to be sponsored by a company broker is required
- 2 plus years of leasing, property management, or real estate sales experience preferred
- Strong phone, text, email, and negotiation skills
- Strong customer service mindset with urgency and accountability
- Proven ability to manage a high-volume pipeline and close efficiently
- Strong decision-making skills within defined authority and clear escalation habits
- Strong organization and detail orientation with accurate documentation
- Comfortable using App Folio, Show Mojo, Lead Simple, and Ring Central, or similar systems
- Able to work primarily in the office and support evening and weekend leasing activity as needed
Compensation: $45,000-$50,000 per year
