The Roving Operations Specialist travels throughout Carleton Living's portfolio of apartment communities to support the communities during times of transitions, vacations, leaves of absences, or in times of critical deadline driven projects.
What You’ll Do- Travel to assigned properties on a rotating or as-needed basis to manage day-to-day operations
- Serve as interim manager during staff vacancies or as directed by leadership.
- At times, assist with training and on-boarding new team members.
- Process requests for rent adjustments in accordance with established procedures, including obtaining verifications, entering information into computer, etc.
- Post resident charges associated with work order, late charges, fees, etc.
- Follow-up delinquent accounts and pursue collections in accordance with established procedures
- Show vacant apartments utilizing professional marketing procedures and maintain a high level of continued occupancy by leasing property in a timely manner.
- Complete move-in and move-out reports and send move in and move-out packages to the Property Accountant for permanent filing and disbursement of security deposits.
- Address resident concerns in a professional manner.
- Send/Post all notices regarding compliance to rules and regulations when a violation occurs.
- Process invoices for correctness, accuracy, and proper coding.
- Serve as the acting Community Manager when required
- High school education or equivalent.
- 3+ years’ experience as a Property Manager required.
- Previous experience with affordable housing, LIHTC (Low Income Housing Tax Credit), or HUD Experience required
- CAM, CAPS, CPM designations preferred but not required
- Valid driver's license and use of personal automobile for local job-relate travel and assignments
- Previous experience with various affordable housing / tax credit programs is highly preferred
- Ability to travel 50% including local travel throughout the Dallas – Fort Worth area and Austin, TX
