The Property Manager is responsible for the strategic and day-to-day management of a portfolio of industrial properties, including warehouses, distribution centers, and flex/manufacturing assets. This role oversees property operations, tenant relations, financial performance, vendor management, and compliance, while working closely with Acquisitions, Leasing, and Ownership to maximize asset value and tenant satisfaction. This position requires a hands-on leader with strong operational expertise, financial acumen, and experience managing complex industrial facilities.

Duties/Responsibilities:
Property Operations & Tenant Relations
  • Oversee all operational aspects of a portfolio of industrial properties
  • Serve as primary point of contact for tenants; manage tenant communications, requests, and issue resolution
  • Ensure properties are maintained in accordance with company standards, lease requirements, and safety regulations
  • Conduct regular property inspections and coordinate corrective actions as needed
  • Manage tenant move-ins, move-outs, and lease compliance
Financial Management
  • Prepare and manage annual operating budgets and capital expenditure plans
  • Monitor operating expenses, recoveries, and variances to maximize profitability
  • Review and approve invoices, purchase orders, and vendor payments
  • Ensure accurate and timely rent collections, CAM reconciliations, and expense recoveries
  • Work with accounting teams to support monthly, quarterly, and annual reporting
Vendor & Contract Management
  • Select, negotiate, and manage third-party vendors and service providers (maintenance, landscaping, security, HVAC, roofing, etc.)
  • Oversee service contracts and ensure vendor performance meets contractual and company standards
  • Manage preventive maintenance programs and capital projects in coordination with ownership and asset management
Capital Projects & Compliance
  • Manage budgeted capital improvement projects from planning through completion, including bidding, scheduling, and budget tracking
  • Ensure compliance with local, state, and federal regulations, including environmental, life safety, and ADA requirements
  • Coordinate risk management activities, including insurance claims and loss prevention efforts
Leadership & Collaboration
  • Provide guidance and mentorship to junior property management staff, if applicable
  • Collaborate closely with Leasing, Asset Management, Construction, and Ownership to support leasing strategies and asset value creation
  • Assist with due diligence and transition activities for acquisitions and dispositions
Qualifications:

Required
  • Bachelor’s degree in Real Estate, Business, Finance, or a related field
  • 5+ years of commercial property management experience, with a strong focus on industrial assets
  • Demonstrated experience managing large or complex industrial portfolios
  • Strong understanding of industrial leases, CAM structures, and expense recoveries
  • Proven budgeting, financial analysis, and reporting skills
  • Experience managing vendors, capital projects, and compliance requirements
  • Proficiency with property management and accounting software (e.g., Yardi, MRI, or similar)
  • CPM, RPA, or other professional designations a plus

Physical Requirements and Working Conditions
  • Prolonged periods sitting or standing at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
  • Mix of office‑based work and on‑site inspections in active industrial settings.
  • Periodic travel within Texas as required by the portfolio.
