About the RoleTriten is seeking an Asset Manager to drive leasing performance and business plan execution across its portfolio of Industrial and Industrial Outdoor Storage (IOS) assets. This is a highly entrepreneurial, relationship-driven role for someone who knows how to create momentum — finding creative ways to get deals done in a competitive market.
The right candidate is a natural influencer who is comfortable taking ownership, having direct conversations, and bringing people along toward a common goal. You will be expected to work collaboratively with brokerage teams while holding them accountable for results.
Beyond leasing, you will serve as the single point of ownership for execution of each asset's business plan, Cap Ex, and reporting across a fast-moving portfolio. The ideal candidate combines commercial instincts and strong relationship skills with the organization and follow-through required to ensure that plans are executed and risks are identified before they become surprises.
Responsibilities Leasing & Tenant Activity- Own leasing outcomes across the portfolio — Guide marketing efforts, press brokerage teams and hold them accountable for tour volume, active proposals, and executed leases.
- Constantly evaluate competing properties to determine market rent, concessions, and terms, to make leasing recommendations that drive occupancy
- Lead lease negotiations directly, including deal structure and economics; evaluate prospective tenant credit and business fit; validate broker-recommended terms against market rather than accepting them at face value.
- Coordinate Cap Ex/TI scopes, bids, and budgets with the Property Management and Construction Management teams; monitor timing and variances to keep projects delivered on time and on budget
