Description Major Duties :
Marketing:
  • 1. Maintain property curb appeal, office, models, signage and recommend advertising and/or marketing strategies to Property Supervisor.
  • 2. Ensure that every effort is being made to maximize property income.
  • 3. Shop the competition on a regular basis and know their product.
  • 4. Review market surveys and evaluate the effectiveness of current marketing strategy. Recommend rent increases/decreases or special incentives as needed.
  • 5. Oversee the leasing activities and achieve the budgeted economic occupancy.
  • 6. Evaluate and approve all applications for rental.
  • 7. Ensure each resident is informed of all community policies and/or changes.
  • 8. Evaluate all lease files to ensure accuracy and complete content of information.
Resident Relations
  • 1. Administer the lease renewal program.
  • 2. Respond to resident requests. Advise Property Supervisor of any extenuating circumstances that delay normal response.
  • 3. Educate, train and monitor staff performance regarding resident retention.
  • Develop an effective resident retention program.
  • 4. Develop and implement social programs for residents.
  • 5. Analyze nature of move-outs to determine the cause and visit with the resident to
  • save the lease or transfer the lease to a sister property.
Maintenance
  • 1. Obtain Regional Managers' approval for items exceeding established amount.
  • 2. Review vacant apartment make-readies to ensure that quality standards are achieved and vacant apartment homes are in market-ready status.
  • 3. Monitor status of major maintenance projects.
  • 4. Review, schedule and evaluate service requests on a daily basis.
  • 5. Recommend and encourage staff participation in special training sessions as needed.
  • 6. Observe and inspect the property regularly to maintain the physical appearance at the level or condition specified by the owner.
  • 7. Respond immediately to emergency situations.
  • 1. Review preliminary annual budget.
  • 2. Review and analyze monthly financial statements, explaining significant deviations from the budget.
  • 3. Obtain the best product for best price, utilizing approved vendors. Obtain estimates and written contracts for major expenditures.
  • 4. Submit vacate reports with 7 days from move out; walk apartment with resident(s) upon request.
  • 5. Prepare and audit notices and delinquency list each month. The manager is fully responsible for accuracy, regardless of who prepares the report.
  • 6. Make personal contact with any delinquent resident(s) with balances by the 6th of
  • 7. Maintain awareness of the legal process and be able to act, when required, in completing evictions.
  • 8. Ensure the community is at a maximum delinquency rate of 2%.
  • 9. Deposit all funds in the bank on a daily basis if more than established amount is held at the property.
  • 10. Maintain petty cash funds, using proper documentation of all expenses. Submit a request for reimbursement when the established amount have been depleted. Manager shall be responsible for all petty cash.
  • 11. Control expenses within operating budget.
Other
  • 1. Directly supervise office staff including maintenance supervisor. Indirectly supervise maintenance staff.
  • 2. Handle personnel problems. Recommend hirings, terminations, promotions, and training of staff, etc.
  • 3. Motivate personnel and train office staff in all phases of job requirements.
  • 4. Organize and prepare monthly office staff schedule. Request approval for any overtime of maintenance personnel.
  • 5. Actively participate in HAA seminars as well as continuing education when deemed necessary.
  • 6. Actively participate in all functions sponsored by property.
  • 7. Enforce company policies and procedures. Ensure that office and maintenance rooms are organized as per company policies and procedures.
  • 8. Follow payroll requirements and make sure all payroll records are accurate, complete and turned into payroll timely.
  • 9. Adhere to all Fair Housing Laws and TAA Red Book laws.
  • 10. Keep all company manuals updated
  • 11. If necessary tour prospects by appointment after regular business hours.
  • 12. Perform other duties as assigned.
Requirements Knowledge, skills and prior experience required
  • 1. High School diploma or GED. Some college preferred.
  • 2. Minimum of two years of on-site property management experience.
  • 3. Minimum of two year of on-site experience as a property manager.
  • 4. Knowledge of basic maintenance skills.
