Responsibilities
- Prospect and generate new leads through cold calling, email outreach, networking, and referrals.
- Identify and target companies needing 3PL warehouse space in the Houston market.
- Conduct facility tours and presentations for prospective clients.
- Develop and maintain a pipeline of qualified opportunities.
- Negotiate rates, contracts, and service agreements.
- Collaborate with operations teams to ensure smooth client onboarding.
- Meet and exceed monthly and quarterly revenue targets.
- Track all activity in CRM (Salesforce, Hub Spot, or equivalent).
- Stay current on Houston industrial real estate market trends and competitor activity.
- 3+ years selling 3PL warehouse / distribution center space.
- Proven track record of self-sourced new business.
- Deep understanding of Houston logistics and industrial real estate.
- Can manage full cycle – prospecting to close.
- Strong presentation, negotiation, and closing skills.
- Proficient in Salesforce, Hub Spot, or similar.
- Local travel within Houston metro area required.
- Background in freight forwarding, 3PL, or industrial sales preferred.
