Make Technician

Reports to: Irrigation and Make Ready Manager Status: Full Time / Hourly / Non-Exempt Job Summary:

Simply Home is seeking a Make Ready Technician who is professional, organized, and focused on delivering a 5-Star customer experience. This position will inspect, conduct handyman work, pressure wash, and conduct landscaping on single family residential homes. Basic handyman knowledge is preferred, and knowledge of irrigation systems is a plus. Will provide irrigation training in order to obtain a license.

• Perform landscaping tasks required on Make Ready rentals: pulling weeds and mulching, trimming vegetation, and planting bushes or trees.
• Operate and handle a power washer and clean dirt and grime from flatwork or siding.
• Remove trash and debris from inside or outside the home during Make Readies.
• Make minor repairs to fences and gates.
• Potential to make irrigation repairs.
• Be available for on‑call service, weekends and evenings as needed.
• Perform other related duties as assigned by management.

• Interact with residents and colleagues tactfully and professionally.
• Climb up and down stairs several times each day and lift 50 pounds with ease.
• Self‑starter who can effectively manage multiple projects in a fast‑paced environment, prioritizing and meeting deadlines.
• Strong communication, problem‑solving and interpersonal skills.
• High level of professionalism and ability to work with and manage a team.
• Drive with a trailer preferred.
• Must possess a valid driver’s license and valid vehicle insurance with no major traffic violations, suspensions, or DUIs in the last five years.
• Friendly and welcoming demeanor with the ability to maintain professionalism and strong customer‑focused demeanor with demanding clientele.
• Excellent time‑management skills, detail orientation and ability to multi‑task and prioritize work.
• Strong decision‑making and problem‑solving skills, with advanced conflict resolution skills.
• Effective communication and interpersonal skills and proficient in English. Must articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co‑workers throughout the organization.
• Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems, and help teams collaborate, as necessary.

• High School diploma, GED, or equivalent required.
• Experience in the single‑family or multi‑family rental industry preferred.

• Traverse and inspect all areas of jobsite in all types of weather, including walking, climbing, reaching, bending, crawling, or stretching.
• Lifting up to 30 pounds at a time.
