• Expediting make‑ready maintenance: check appliance operations, change light bulbs, repair minor electrical problems, change a/c filters, change locks, repair window locks, make minor plumbing repairs, perform other unit‑condition maintenance tasks, and repair carpet.
• Plumbing: repair dripping faucets, clean stopped sinks, tubs, toilets, and sewer lines, and maintain a/c, boilers, and heating units.
• Pool maintenance: backwash filters, vacuum pool, skim pool, and maintain required chemical levels.
• Carpentry: repair balconies, doors, frames, flooring, fences, dumpster bins, public service bins, tile, and replace broken glass.
• Painting: replace damaged drywall, tape and mud, texture walls and ceilings, and paint.
• Grounds maintenance: collect litter, assist groundskeeper, clear snow and ice from public thoroughfares.
• Expedite service requests and maintain excellent public relations for the corporation and complex.
• Associated tasks: repair appliances, re‑key locks, perform light electrical repairs, maintain supplies inventory, and replace burned‑out lights in public areas.
• Tools, equipment, and work aids: power saws, hand saws, power drills, hand drills, drywall knives, paint rollers, pads, brushes, key‑making machines, voltage meter, and wrenches.

• On‑call responsibilities for lease and maintenance emergencies.
• Minimum of 2 years of relevant experience.
• Achieve Fair Housing certification prior to interaction with prospects or residents.
• Must possess a cell phone.
• High School diploma or equivalent is preferred.
• Preferred: minimum two years’ experience in general apartment maintenance.
• Certification in one or more maintenance specialties (plumbing, refrigeration, etc.) is preferred.
• HVAC and pool maintenance certifications highly preferred.
• EPA and CPO Certifications highly preferred.
• Knowledge of OSHA laws and regulations.
• Participation in ongoing training to comply with new or existing laws.
• Ability to work evenings and weekends.
• Teamwork: must work efficiently and effectively as a member of a professional maintenance team.
• Independent work: must work efficiently and effectively on an independent basis.
• Excellent human relation skills: tenant interaction is required.
• Mechanical aptitude and interest are specifically required.
• Willingness and ability to learn new maintenance technologies.
• Professional appearance: present self in a neat, clean and professional manner at all times during the workday.
• Compliance with expectations as demonstrated in the Employee Handbook.

This role is located in a multifamily housing complex, indoors and outdoors in all kinds of weather. The job is physically demanding and requires walking, standing, sitting for extended periods, climbing stairs and ladders, shoveling snow and ice, moving appliances, and working with a variety of equipment.
