• Use four-plus years of experience in property maintenance to address work orders before they become major problems.
• Perform light carpentry, minor electrical or plumbing repairs, and HVAC system work.
• Apply EPA, CPO, HVAC, Electrical, or Plumbing certifications or technical degrees to handle complex maintenance tasks.
• Maintain the general cleanliness of the property, including resident amenities such as the pool and clubhouse.
• Engage with residents in a friendly and efficient manner, ensuring a safe working and living environment.
• Work full‑time Monday through Friday, with occasional on‑call hours as scheduled by the Property Management team.
• Maintain a personal tool kit; use company‑owned or personal vehicles (with valid driver’s license) as needed.

• Treat all current and future residents with the highest level of concern and care; demonstrate integrity, honesty, and ethics.
• Maintain regular attendance and punctuality.
• Attention to detail and ability to identify potential hazards.
• Familiarity with a variety of tools and materials required for residential building maintenance.
• Excellent verbal and written communication skills.
• Respect for all, acceptance of responsibility, ownership of tasks, and confidentiality.
• Excellent organizational and time‑management skills, able to meet goals and deadlines.
• Basic proficiency with Microsoft Office Suite or related software.

• High school diploma or GED required.
• Minimum 4 years of relevant work experience in property management or hospitality.
• Technical degree in a related area or certifications in HVAC, EPA, CPO, Plumbing, Electrical preferred.
• Prior experience in general building maintenance, painting, light carpentry, electrical, plumbing, or HVAC repair preferred.
• At least 18 years of age.
• Own tools and valid driver’s license (company or personal vehicle).

• Work hours:
  
  Monday to Friday 8:00 AM - 5:00 PM, plus scheduled on‑call hours and occasional weekends.
• Occasional driving of company‑owned or personal vehicle for business.
• Frequent lifting of items up to 25 pounds; occasionally up to 50 pounds.
• Manual dexterity in using tools; adequate vision.
• Ability to stand, walk, climb stairs and ladders, stoop, kneel, crouch, or crawl in various weather conditions.
