The Service Technician employee is responsible for a variety of maintenance tasks including performing make‑readies, plumbing, pool maintenance, carpentry, painting, grounds maintenance, expediting service requests, and all associated maintenance tasks required to ensure the health, safety, and comfort of residents. The Service Technician is responsible for creating and maintaining excellent public relations for the corporation and for the community.
Responsibilities- Expediting make‑ready maintenance:
Check appliance operations, change light bulbs, repair minor electrical problems, change A/C filters, change locks, repair window locks, make minor plumbing repairs, perform other maintenance tasks as required by the condition of the unit, and repair carpets. - Plumbing:
Repair dripping faucets; clean stopped sinks, tubs, toilets, and sewer lines; maintain A/C, boilers, and heating units. - Pool maintenance:
Backwash filters; vacuum and skim the pool; maintain required chemical levels. - Carpentry:
Repair balconies, doors, frames, and flooring; repair fences; repair dumpster and public service bins; repair tile; replace broken glass. - Painting:
Replace damaged drywall, tape and mud, texture walls and ceilings, and paint. - Grounds maintenance:
Collect litter from the grounds on an ongoing basis; assist the groundskeeper as required; clear snow and ice from all public thoroughfares. - Expedite service requests and maintain excellent public relations for the corporation and the complex.
- Associated tasks:
Repair appliances, re‑key locks, perform light electrical repairs, maintain supplies inventory, replace burned‑out lights in all public areas.
Power saws, hand saws, power drills, hand drills, drywall knife, paint rollers, brushes, key‑making machines, voltage meter, wrenches.
Qualifications & Requirements- Some "on call" responsibilities as reasonably necessary to lease and deal with maintenance emergencies.
- Minimum of 2 years of relevant experience.
- Achieve Fair Housing certification prior to interaction with prospects or residents.
- Proven background in clear communication with team and exceptional customer service.
- Experience in meeting deadlines through organized time management while staying within budgets.
- Must possess a cell phone.
- High School diploma or equivalent is preferred.
- Preferred:
Minimum two years’ experience in general apartment maintenance and certification in one or more maintenance specialties such as plumbing or refrigeration. - Preferred HVAC, EPA, and CPO certifications.
- Knowledge of OSHA laws and regulations.
- Participation in training to comply with new or existing laws.
- Willingness to work evenings and weekends.
- Ability to work efficiently both independently and as a dependable member of a professional maintenance team.
- Excellent human relation skills and tenant interaction required.
- Mechanical aptitude and interest.
- Willingness and ability to learn new maintenance technologies.
- Present self in a neat, clean, and professional manner at all times.
- Comply with expectations as demonstrated in the Employee Handbook.
This job is located at a multifamily housing complex and involves indoor and outdoor work in all kinds of weather. It is physically demanding. The general maintenance employee must be able to walk, stand, and sit for extended periods, climb stairs and ladders, shovel snow and ice, move appliances, and work with a variety of equipment.
