PositionSummary
The Maintenance Technician is responsible for carrying out corrective, preventative, routine, emergency, and cosmetic maintenance across all community assets. Under the supervision of the Maintenance Supervisor and Community Manager, the Technician ensures properties remain safe, compliant, and aesthetically appealing, while supporting make‑ready processes and responding to resident and management requests.
Essential Duties & Responsibilities- Provide regular on‑site maintenance of common areas, buildings, and units.
- Respond promptly to resident and management service requests and work orders.
- Perform repairs and replacements in community common areas and units.
- Assist in scheduling and conducting maintenance/repair turn‑around events.
- Maintain exterior grounds, breezeways, and common areas, including cleaning.
- Conduct swimming pool maintenance, cleaning, and chemical logging.
- Inspect grounds, buildings, and community features daily to identify and remedy hazards.
- Execute preventive maintenance programs to extend asset life and reduce future repairs.
- Follow Asset key policy and maintain a well‑organized, safety‑compliant maintenance shop.
- Assist the Maintenance Supervisor with hazard communications, inventory management, and safety training.
- Participate in unit inspections and collaborate on emergency on‑call duties.
- Report violations of community rules and regulations to the Maintenance Supervisor or Community Manager.
- Provide excellent customer service, ensuring timely response to resident inquiries.
- Collaborate with supervisors on additional tasks or responsibilities as needed.
- High School Diploma or Equivalent.
- Basic computer skills for operating on‑site software.
- Knowledge of Fair Housing Laws and OSHA requirements.
The employee must regularly move about, ascend/descend ladders and stairs, operate hand and power tools, and may need to lift or move objects up to 100+ lbs. The role requires standing or sitting for extended periods, working outdoors in various weather conditions, and being on-call for emergency duties.
License / Equipment- Reliable transportation is required due to on‑call responsibilities.
$20 per hour to $25 per hour
