Porter

The Porter assists in carrying out the maintenance processes of the property, including corrective, preventive, routine, and cosmetic maintenance. The role also covers the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community Maintenance – regular/daily onsite attendance is required.
  • Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior (when applicable) community common areas.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Follow Asset key policy and maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Participate in on‑call emergency at the community.
  • Customer & Resident Relations – manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community that the immediate supervisor delegates.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills required; ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Move around to accomplish tasks or from one worksite to another across flat and uneven terrain.
  • Ascend and descend ladders, stairs, ramps, step stools; work in an overhead position and/or reaching, repeat motions that may include the wrists, hands, and/or fingers.
  • Adjust or move objects in all directions over 100 lbs.; lift and place objects of 100 lbs.; operate motor vehicles and/or golf carts; work in outdoor weather elements (wind, precipitation, low and high temperatures); and be exposed to hazardous chemicals.
  • In occasionally required to move self in different positions to accomplish tasks in tight and confined spaces; remain in a stationary position, often standing or sitting for prolonged periods; operate machinery and power tools; assess accuracy, neatness, and thoroughness of work; identify and inspect objects and areas; and be able to work overtime, weekends, and night hours (on‑call property emergencies).
Compensation and Benefits

Asset Living considers a variety of factors in making compensation decisions, including skills, background, training, and certifications. Salary Range

$16 per hour to $18 per hour
