Assistant Maintenance Manager

Join RPM Living as an Assistant Maintenance Manager and contribute to exceptional resident care.

Position Summary

The Assistant Maintenance Manager maintains and enhances the value of the assigned community, carrying out the duties necessary for routine and emergency maintenance and assuming the Maintenance Manager responsibilities when the Maintenance Manager is unavailable.

Responsibilities
  • Coordinate and respond to emergency and after‑hours maintenance assignments.
  • Complete work orders and maintenance tasks within 24‑48 hours, updating records in the computer system.
  • Document all maintenance activities and communicate status updates to residents, team members, and supervisors.
  • Diagnose and repair HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior maintenance issues.
  • Perform sheetrock repairs to maintain the community’s aesthetics and structural integrity.
  • Ensure compliance with OSHA regulations, safety and environmental laws, and company policies.
  • Collaborate with maintenance team members, other departments, and external contractors to foster teamwork and cooperation.
  • Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the property.
  • Assess property safety and cleanliness standards to enhance resident well‑being.
  • Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization.
  • Assume the responsibilities of the Maintenance Manager in their absence, ensuring continuity of maintenance operations and decision‑making.
Education and Experience
  • High school diploma or GED – Preferred
  • One year of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
  • EPA certification required.
  • CPO – Preferred.
  • Basic skills in Microsoft Office Suite.
  • Valid driver’s license – Required.
Qualifications

Physical Requirements
  • Must be able to walk, stand, climb stairs or ladders and access various areas of the property.
  • May be required to push or pull items and reach overhead.
  • May be required to bend, stoop or kneel.
  • May require dexterity of hands and fingers and ability to grasp tools.
  • Must be able to see to perform inspections, read blueprints, schematics and computer screens.
  • Must be able to hear and understand verbal communications in person, over the phone or through computer.
  • Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms.
  • May occasionally be required to lift or carry items weighing up to 50 pounds, occasionally lifting heavier items with assistance of team members or lifting equipment.
  • Must be able to operate various maintenance tools including power tools, ladders and lifts.
  • Must be able to operate a computer, keyboard, mouse and other office equipment.
Work Environment
  • This role is based on site and requires time spent outdoors with exposure to the elements.
  • May require working in confined spaces, heights and potentially hazardous areas.
