We are seeking a skilled, dependable Painter to complete interior and exterior painting on residential and multifamily properties. Most work is unit turnovers, punch-list touch-ups and repaints for property management clients.

The right candidate works cleanly and efficiently, takes pride in a professional finish and can complete jobs with minimal supervision. Turnover work runs on tight deadlines, so reliability matters as much as skill.

• Prepare surfaces by cleaning, scraping, sanding, caulking, patching holes and repairing minor drywall damage.
• Protect floors, fixtures, furniture and landscaping with drop cloths, masking and tape.
• Apply primer, paint, stain and sealer to walls, ceilings, trim, doors and cabinets using brush, roller and sprayer.
• Match existing colors and sheens for touch-ups and partial repaints.
• Complete full unit repaints within turnover deadlines.
• Paint exterior siding, trim, doors, railings and decks.
• Review work orders, estimate materials needed and report any additional repairs found on site.
• Maintain and clean brushes, rollers, sprayers, ladders and other equipment.
• Leave each job site clean and ready for the client's walkthrough.
• Follow safety practices for ladders, scaffolding and paint products.
• Communicate professionally with property managers, tenants and team members.

• 2+ years of professional painting experience, residential or multifamily preferred.
• Skilled in cutting in, rolling and spraying, with clean lines and consistent coverage.
• Solid surface preparation skills, including drywall patching, caulking and sanding.
• Working knowledge of paint types, primers, sheens and their correct uses.
• Valid driver's license and reliable transportation to job sites.
• Own basic hand tools: brushes, rollers, putty knives and caulk gun.
• Able to lift 50 lbs, climb ladders and stand, bend or kneel for extended periods.
• Dependable and punctual, with strong attention to detail.
• Professional conduct in occupied homes and around tenants.
• Able to pass a background check [and drug screening, if applicable].

• Experience with apartment turnovers or property management clients.
• Airless sprayer experience, including setup, operation and cleaning.
• Cabinet refinishing, staining or specialty finish experience.
• Drywall repair and texture matching.
• General handyman skills such as light carpentry, trim work or minor repairs.
• EPA Lead-Safe (RRP) certification.
• Bilingual in English and Spanish.
