Regulatory Compliance Specialist

Certification Specialist
Asset Living seeks a Certification Specialist to support site staff, covering vacant positions and performing compliance duties. The role supports certifications, audit preparation or corrections, as assigned by the Regional Manager or Community Manager.
Position Requirements- Minimum of 2 years’ experience with affordable housing programs and layering, and regulatory compliance in at least one program such as LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDA‑Rural Development (515), HCD, HOME Funds and Bonds. Experience with rent, income and utility allowance adjustments and updates is required.
- High School diploma or equivalency certificate required. College degree in a related field preferred or equivalent combination of education and work experience in property management.
- Affordable Housing/Tax Credit certification preferred (C3P, HCCP, HCP‑E, COS, TCS, CPO, FHC, NAHP, NAHPe, SCHM, etc.).
- Valid driver’s license, good driving record, current motor vehicle insurance meeting state requirements, and an operable vehicle that meets Driving Standards and Personal Vehicle Use policy.
- Strong computer skills (MS Office, Google Apps, property management‑related software, email, internet).
- Assist with property program compliance requirements, including timely annual certification process and agency reports and responses.
- Conduct applicant/resident certification interviews, gather all eligibility documents including verifications, and submit completed files to the third‑party auditor with high accuracy for quick approval.
- Process certification files in a timely manner.
- Maintain positive, professional, and effective communication with onsite staff, Regional Managers, and Compliance team members.
- Keep immediate supervisor informed of work progress, potential issues, and suggestions for improvement.
- Update assigned internal tracking systems promptly.
- Provide timely response to Community Manager, Regional Manager, Compliance Specialist, and Compliance Director.
- Assist during the initial qualifying process of new‑construction lease‑up properties, re‑syndications, or acquisition/rehab of existing properties, as assigned.
- Occasional overnight and air travel may be required.
- Be flexible to adjust priorities and assigned properties.
- Enforce community rules and regulations, standard operating procedures, and all Fair Housing Laws and company policies.
- Promote a professional image by adhering to the Management Dress Code Policy.
- Maintain a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests.
- Meet all training requirements for the position (Grace Hill, Safety Meetings, etc.).
- Perform any and all functions as directed by the supervisor, including special project assistance.
Salary Range: $21 per hour to $23 per hour.
