The Senior Project Manager leads the Project Management Team, overseeing the daily management and execution of large, complex construction projects alongside the DAVIS Superintendent to meet time, cost, safety, quality, and contractual objectives.
Responsibilities- Safety: Enforce the DAVIS Safety program, conduct safety walks, resolve safety issues documented in safety reports, and maintain certifications for First Aid, CPR, and OSHA Technical Knowledge.
- Pre‑Construction: Provide operational support for pre‑construction services, bid or GMP package development, scope of work preparation, preliminary scheduling, site logistics, cost estimating, and collaboration with senior staff and owners.
- Bid and Subcontract Management: Manage bid documentation, solicit and review subcontractor and material supplier bids, negotiate subcontract agreements and change orders, and ensure proper execution of contracts, insurance, bonds, and other legal documents.
- Schedule and Cost Control: Develop and maintain the detailed project construction schedule, track material status logs, control costs, and prepare change proposals and revised budgets.
- Meetings and Communication: Lead project meetings—internal, owner, and subcontractor—prepare agendas and minutes, and present project status reports including safety, cost, schedule, risk, and project photos.
- Submittals and RFIs: Review submittals, shop drawings, and RFIs in coordination with contract documents and ensure timely responses.
- Sustainability: Track LEED or other sustainability metrics and integrate them into project reporting.
- Owner Invoicing: Manage monthly project invoicing, review subcontractor and material invoices, and maintain budget alignment.
- Closeout: Lead the project closeout process, including punch list completion, documentation collection, financial resolution, and owner/subcontractor dispute handling.
- Quality Management: Implement the DAVIS Quality Management system, maintain quality control logs, and ensure compliance with contract and standard specifications.
- Cost, Change, and Schedule Processes: Execute and monitor budgeting, cost control, change management, invoicing, status reporting, and schedule maintenance processes consistently.
- Scope Development: Oversee the creation of thorough trade scopes, review bids for accuracy, and enforce best practices in construction execution.
- Team Leadership: Mentor and supervise Project Engineering, Project Coordinating, and Assistant Project Manager staff, conduct performance appraisals, and support career growth.
- Collaboration & Communication: Foster a team environment, communicate effectively with owners, architects, engineers, and subcontractors, and present potential projects to internal stakeholders.
- Problem Solving & Planning: Identify and resolve project issues, coordinate with design teams, and implement timely technical solutions and project planning.
- Timeliness & Billing: Ensure urgent billing and change order execution, manage project start‑up and close‑out processes, and fulfill attendance commitments.
- Leadership & Management: Supervise multiple large or complex projects, strengthen team skills, and demonstrate commitment to safety, quality, teamwork, and business growth.
- Consistency with safety standards and promotion of safety culture.

- Required:
Bachelor’s Degree in Engineering, Construction Management, Architecture, or related field, or equivalent construction experience. - 7+ years of commercial construction experience, including general contracting.
- Knowledge of engineering and construction project management principles, safety standards, and contract administration.
- Some sustainable building experience (e.g., LEED).
- Proficiency in MS Office; experience with Primavera, MS Project, or similar scheduling tools.
- Certifications:
