Overview
The Project Manager will maintain ownership of each project from site selection through store opening. Responsibilities include providing development budgets for site feasibility, managing formal communications related to development schedules and lease obligations, overseeing overall development and construction of each store, and ensuring strategic vision for resource management and cost control.
Essential Job Functions- Assist the Expansion Committee by providing solutions, pricing, and development feasibility for prospective properties.
- Respond to municipality violations for prospective properties prior to project commencement.
- Review geotechnical reports, environmental surveys, and lease documents, providing solutions for conflicts with intended development and updating the development budget.
- Manage Build‑to‑Suit/New Construction and Building Lease projects, reviewing construction documents, feasibility, and value engineering opportunities.
- Engage with landlords and authorities to secure necessary permits, negotiate lease terms, and resolve code requirements.
- Develop and maintain the Real Estate schedule based on data, consultant reports, and operational strategy.
- Provide final approval for fabrication, secure surety bonds, inspection documentation, and permit applications.
- Track projects during due diligence and design phases, adjusting schedules and budgets as needed.
- Communicate with internal departments for budgeting and planning alignment.
- Issue operative schedules to Operations, Inventory Control, Store Installations, and National Account Vendors for projects within 90 days.
- Develop a list of qualified bidders, present approvals to RE Development Management, issue RFPs, and monitor design changes and addenda.
- Update the development budget, route final budgets for approval, and monitor projects via weekly field reports and direct communication with contractors.
- Approve construction materials testing reports, visit sites to verify progress, and resolve construction‑related issues with authorities.
- Coordinate store access for installation teams, verify utilities, and work with Legal on easement disputes, lien notices, and construction defect cases.
- Represent the company in court proceedings related to development.
- Be available 24/7 to respond to natural disasters and arrange emergency response for security and life‑safety issues.
- Perform any additional duties as assigned.
- Bachelor’s degree in real estate management.
- 5 years of experience in a construction‑related position, preferably in the public sector or comparable corporate real estate with emphasis on project management, information gathering, and reporting.
- Proficiency in Microsoft Office (Excel, Word, PowerPoint).
- Excellent ability to organize projects, strong time‑management skills, and clear communication across all organizational levels.
