Salary Range: $80,000.00 To $95,000.00 Annually

Our Story

The West Side Federation for Senior and Supportive Housing, Inc. (WSFSSH) is a community‑based organization whose mission is to provide safe, affordable housing with supportive services within a residential setting which enhances the independence and dignity of each person. WSFSSH develops, manages, and provides housing for low‑ income older persons, many of whom live with mental illness and/or have experienced homelessness.

Position Description

The Property Manager  position partners with Social Services staff to collaborate in the development, evaluation and implementation of agency policies, procedures, and programs with the goal of improving the services provided to residents. The Property Manageris  responsible forsafe operations of the building; staff supervision,operatingthe property within the budget, facility maintenance, compliance, resident relations andcollaboratingwith the social service steam tokeep residents stably housed.

This is a full-time position (5) days a weekon-site.

Responsibilities

Building Management

  • With the Assistant Property Manager , supervise the maintenance, administrative and compliance staff, including:

    Income Certification Specialist, Front Desk Staff, Superintendent, Maintenance Technician(s), Porter(s).
  • Ensuring building operation continuity. This includes setting staff schedules and coordinating shift coverage as needed (vacations/holidays/etc.)and per Union contract
  • In collaboration with Facilities Department and Euclid Hall Superintendent,manage ordering, repairs, and maintenance
  • Report on and address building related issues ina timely fashion
  • Assure the building, sidewalks,and alleys are clean and well-maintained; and all licenses, certificates,etc.,are current
  • Conduct at a minimum, bi-annual inspections, arranges for routine painting and repair work and monitors progress of work orders. Maintainaccuraterecords, tracking service and performance of equipment
  • Assure compliance with fire safety regulations including routine fire drills and inspection of fire safety equipment
  • Review and recommend staff training needs and ensure staffaremeeting minimum training requirements
  • Assure all required licenses, operating certificates, etc. are current and maintained.
  • Assure all documentation is properly completed, managed confidentially, and stored inan appropriate locationandsubmittedin a timely manner
  • Assure quality management is practice din accordance withall internal and external policies and procedures.

Services to Residents

  • Work collaboratively with social services to resolve resident issues
  • In collaboration withWSFSSH Occupancy and Leasing departments,responsible for intake/admission, and discharge of residents
  • Available to negotiate and respond to grievances and reasonable accommodation requests.
  • Respond to onsite emergencies and safety concerns, such as floods, fire,or tenant-related issues, in collaboration with maintenance and social services teams, as needed. Shared on-call availability with other members of the WSFSSH team during non-business hours.
  • Ensure compliancetoWSFSSH standards and all contracted agencies including but not limited to NYC Department of Homeless Services, NYC Department of Health and Mental Health, NYC Building Department, NYC Fire Department, NYC Housing and Preservation Department, Low Income Housing Tax Credit (LIHTC),HPDProject Based Voucher Program/Section 8 Rental Assistance, and NYC Continuum of Care (CoC).
  • Oversee lease up of vacant units in compliance with fair housing, marketing, tenant selection plans, tenant applications, and referral programs,including but not limited to DHS
  • Maintain resident information including move-ins and move-outs, rent changes, subsidy changes, and rent payments
