Outrig is a rapidly growing owner/operator of high-end RV & Boat storage and small bay properties across the United States. We focus on providing our customers with a “best in class” experience through investing in new technologies, services, and amenities. We are adding to our greater Chicago existing portfolio and are looking to bring on a Property Manager all-star to be a part of our growth in this region.
Position OverviewWe are seeking a highly organized, proactive, and communicative Property Manager to oversee the day-to-day operations of a multi-tenant business complex and our existing Lake County storage facility. This individual will act as the primary liaison between ownership, tenants, vendors, and our brokerage team, ensuring the property runs efficiently, is well-maintained, and tenants' needs are met with professionalism and urgency.
Key Responsibilities Operational Oversight- Oversee daily operations for multiple properties (i.e.: maintenance, landscaping, common areas, etc.).
- Keep a close eye on building systems and jump in when things need fixing.
- Regularly inspect properties and make sure everything’s up to standard.
- Oversee onsite maintenance employee to ensure all work including but not limited to, maintenance requests inside units, landscaping responsibilities, snow removal, etc.)
- Develop a fundamental understanding of the market dynamics (i.e. market lease rates, vacancy, competition, etc.).
- Work with our broker partners to keep new prospect and renewal leasing efforts moving—show spaces, prep for tenants, and help close deals.
- Be the friendly face tenants on the property and over the phones.
- Handle move-ins, move-outs, and everything in between—including making sure units are ready to shine for new tenants.
- Coordinate access for vendors, construction, or any special requests.
- Manage outside vendors and contractors—hire, supervise, and make sure they deliver.
- Keep contracts updated and performance high.
- Shop around for the best bids when it's time for upgrades or services.
- Assist FP&A in monthly reporting packages.
- Team up with accounting to prep annual budgets.
- Review invoices, track expenses, and help manage the property budget.
- Keep organized records—everything from repairs to tenant communication.
- Make sure we’re in line with all codes, safety rules, and regulations.
- Identify potential risks and work proactively to keep things safe and secure.
- 5+ years of commercial property management experience, preferably in office or mixed-use settings.
- Proven experience managing staff and third-party vendors.
- Strong interpersonal and communication skills, with an emphasis on tenant service.
- Proficiency with property management software (e.g., Yardi, MRI, or similar). Experience in Doorloop is a plus.
- Ability to manage multiple priorities, budgets, and timelines efficiently.
- Understanding of lease term, and vendor contracts.
- Bachelor’s degree in Business, Real Estate, or related field preferred; CPM or RPA designation a plus.
- Organized and able to drive multiple projects at once.
