HVAC Maintenance Technician
The HVAC Maintenance Technician performs skilled maintenance, diagnostics, and repairs on campus-wide heating, ventilation, air conditioning, and building control systems. The position maintains major HVAC equipment to ensure safe and efficient operation and minimize system disruptions.
Essential Duties or ResponsibilitiesThe essential duties and primary responsibilities below are intended to describe the general requirements of this job and are not intended to be an exhaustive statement of duties. Other related duties which may be required by the Director of Facilities (duties that may not be specifically listed in the class specification or position description, but are generally within the occupational series and responsibility level associated with the employee's class of work).
- Performs preventive maintenance, inspections, troubleshooting, and repairs on HVAC equipment and systems, including chillers, boilers, RTUs, air handlers, VAV boxes, pumps, compressors, refrigeration units, and freezers.
- Diagnoses mechanical, electrical, and control system problems and performs necessary repairs and adjustments.
- Monitors and maintains automated building control and energy management systems to maintain appropriate building conditions and efficient operation.
- Performs routine filter changes, belt adjustments and replacements, lubrication, cleaning, and other scheduled maintenance.
- Cleans and maintains refrigeration and freezer units and water coolers.
- Performs annual boiler cleaning, efficiency testing, and adjustments.
- Assists with the installation, modification, and startup of HVAC equipment and systems.
- Performs basic electrical, plumbing, and mechanical work related to HVAC systems.
- Maintains fuel oil supplies and monitors tank levels.
- Maintains accurate records of inspections, maintenance, repairs, and equipment conditions.
- Maintains orderly files of college blueprints and specification books.
- Identifies equipment requiring major repair or replacement and communicates needs to the appropriate supervisor.
- Maintains tools, equipment, and work areas in a safe and orderly condition.
- Follows applicable safety procedures, manufacturer specifications, and College operating standards.
- Coordinates with contractors and service providers when specialized HVAC services are required.
- Maintains college vehicles and college buses in safe, reliable operating condition by performing routine servicing and repairs, including oil changes, brake service, tune-ups, tire replacement, minor overhauls, and air conditioning recharging, and maintains accurate vehicle maintenance records.
- High School diploma or equivalent.
- Completion of an HVAC certificate program and three years of direct experience in the maintenance and repair of commercial HVAC and refrigeration equipment OR five years of direct experience in the maintenance and repair of commercial HVAC and refrigeration equipment.
- Valid driver's license.
- Valid Freon handling license (EPA 608)
- Successful completion of a background check and drug screening is required prior to employment.
- Knowledge of HVAC systems, equipment, controls, and maintenance practices.
- Knowledge of mechanical, electrical, and refrigeration principles applicable to HVAC systems.
- Skill in diagnosing and repairing HVAC equipment and controls.
- Ability to operate and monitor building automation and energy management systems.
- Ability to use and repair lawn equipment.
- Ability to operate forklift and scissor lifts.
- Ability to read and understand architectural blueprints and specification books.
