HVAC Facilities Maintenance Technician

The HVAC Facilities Maintenance Technician is responsible for performing preventive and corrective maintenance on plant and building systems, with a strong focus on industrial HVAC, plumbing, boiler, and utility systems. This role includes troubleshooting equipment issues, completing repairs, monitoring facility utilities, supporting fire protection systems, and ensuring the safe, reliable, and efficient operation of all mechanical and electrical systems throughout the facility.

The position requires strong mechanical aptitude, adherence to safety procedures, and accurate documentation of all maintenance activities.

Responsibilities

  • Perform preventive maintenance on equipment, including inspections, lubrication, belt replacements, and filter changes to minimize downtime and extend equipment life.
  • Troubleshoot and repair mechanical, electrical, HVAC, plumbing, and boiler system issues in an industrial or facilities environment.
  • Respond promptly to equipment breakdowns and emergency maintenance situations while strictly following Lockout/Tagout (LOTO) procedures.
  • Monitor and record readings on boilers, chillers, refrigeration equipment, cogeneration systems, compressed air systems, and other facility utilities to ensure proper operation.
  • Conduct routine inspections and testing of fire protection systems, including fire pumps and sprinkler systems, to maintain compliance and safety.
  • Maintain HVAC equipment, including performing filter changes, verifying proper system operation, and addressing performance issues.
  • Support building and grounds maintenance by completing repairs and assisting outside contractors as needed.
  • Use electrical troubleshooting techniques to diagnose issues with motors, 3-phase power, servo motors, rotating equipment, and packaging equipment.
  • Interpret and work from blueprints, schematics, and equipment documentation to perform maintenance and repairs.
  • Assist with maintenance and repair involving hydraulics, pneumatics, welding, fabrication, and production equipment as required.
  • Operate and maintain water systems, PVC piping, and other facility plumbing systems.
  • Accurately document maintenance activities, repairs performed, parts usage, and work order completion in the designated maintenance system.
  • Identify safety hazards, equipment deficiencies, and operational issues, and report or escalate them promptly to ensure a safe work environment.
  • Collaborate with team members and other departments to schedule maintenance, minimize disruption to operations, and support continuous improvement of maintenance practices.

Essential Skills

  • 25 years of maintenance experience repairing industrial HVAC, plumbing, and boiler systems.
  • Heavy troubleshooting experience in mechanical, electrical, and HVAC systems.
  • Maintenance experience in a manufacturing, industrial, or facilities environment preferred.
  • Strong knowledge of mechanical, electrical, HVAC, and utility systems.
  • Proficiency in preventive maintenance practices, including inspections, lubrication, belt replacements, and filter changes.
  • Ability to perform electrical troubleshooting, including work with 3-phase systems, motors, and equipment controls.
  • Experience with hydraulics, pneumatics, welding, and fabrication in a maintenance setting.
  • Ability to interpret and work from blueprints and equipment documentation.
  • Experience with servo motors, rotating equipment, packaging equipment, encoders, and HMI-related troubleshooting.
  • Strong troubleshooting and problem-solving skills, with the ability to diagnose complex equipment issues.
  • Mechanical aptitude and hands-on experience with equipment maintenance and repair.
  • Ability to safely work in an industrial environment and consistently follow safety procedures, including Lockout/Tagout (LOTO).
  • Experience with plumbing systems, PVC piping, and water systems in an industrial or facilities context.

Work Environment

This role is based in an industrial facilities environment with exposure to mechanical, electrical, HVAC, plumbing, and utility systems. The position follows a rotating shift schedule that includes 2nd and 3rd shifts and a sliding 8s arrangement with approximately 50% weekend coverage under an AWS-style schedule.
