Real America is seeking an experienced Construction Project Manager to lead the successful delivery of multifamily and/or affordable housing developments throughout our growing portfolio. What You’ll DoAs a Construction Project Manager, you’ll oversee every phase of construction, ensuring projects are delivered safely, on schedule, within budget, and to Real America’s high standards of quality.
Responsibilities include:
- Manage multiple multifamily construction projects from preconstruction through final closeout.
- Lead coordination among architects, engineers, consultants, general contractors, lenders, municipalities, and internal development teams.
- Prepare project schedules and continually update as construction progresses.
- Review project budgets, schedules, contracts, change orders, and pay applications.
- Conduct regular jobsite visits to monitor quality, safety, progress, and compliance with project plans.
- Lead and facilitate monthly OAC meetings for each active project.
- Keep all information in Procore up to date, while ensuring Site Superintendent stay current on daily logs, photos, and other relative items.
- Identify and resolve construction challenges before they impact schedule or budget.
- Review construction documents for constructability and coordination.
- Ensure compliance with financing requirements, lender requirements, and applicable local, state, and federal regulations.
- Prepare project reports and communicate progress to company leadership.
- Coordinate project turnover, warranty items, and closeout documentation.
The ideal candidate will bring both technical expertise and the ability to build trusted relationships with contractors, consultants, and development partners.
Required Qualifications- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (or equivalent professional experience).
- 5–15 years of multifamily construction project management experience.
- Experience managing multifamily residential construction projects from preconstruction through completion.
- Strong understanding of construction scheduling, budgeting, contract administration, and cost management.
- Experience managing multiple projects simultaneously.
- Excellent communication, negotiation, and organizational skills.
- Proficiency with Microsoft Office, Procore, and Bluebeam.
- Ability to travel to project sites throughout Real America’s development footprint.
- Experience with both new construction and rehabilitation of multifamily communities.
- Familiarity with HUD, HOME, CDBG, or other affordable housing financing programs.
- Experience with Low-Income Housing Tax Credit (LIHTC) developments or other affordable housing projects is a plus.
- OSHA certification.
- PMP, CCM, or other professional construction certifications.
