Position: Senior Project Architect: Housing Market
Location: Indianapolis

Job Purpose

The Senior Project Architect in the Housing Market is responsible for the design, coordination, and delivery of residential and mixed-use projects across a wide spectrum of housing types, including single-family, multifamily, affordable housing, and mixed-use developments. This role requires a deep understanding of the full development lifecycle, including finance, entitlements, construction methodologies, and market-driven design strategies. The ideal candidate bridges design excellence with real-world project constraints, ensuring projects are financially viable, code-compliant, and aligned with developer objectives.

Qualifications
  • Master’s or bachelor’s degree in architecture from accredited institution.
  • Professional Licensure or certification/registration within AIA and ability to obtain reciprocity through NCARB.
  • Possess 10+ years’ experience with a strong focus on multifamily residential and mixed-use projects.
  • Proven experience working with developers and understanding financial drivers of projects.
  • Deep knowledge of zoning, entitlements, and permitting processes.
  • Proficiency in Revit and other relevant design and documentation tools.
  • Strong leadership, communication, and project management skills.
Skills/Qualities
  • Extensive experience preparing high-quality construction documents using Revit.
  • Strong ability to establish a vision aligned with the client goals, market demands, and regulatory requirements in short timelines and translate ideas graphically into site feasibility and conceptual designs.
  • Oversee internal and external project teams, ensuring quality, accuracy, and consistency on time and on budget.
  • Ability to mentor junior staff and contribute to an emerging market.
  • Proactive and assertive problem-solver with keen attention to detail.
  • Proven ability to manage multiple projects and deadlines simultaneously.
  • Excellent written and verbal communication skills, with the ability to lead teams and build strong client relationships.
  • Ability to create, communicate, implement, and oversee effective design solutions.
  • Strong work ethic and a commitment to exceeding client expectations.
Responsibilities
  • Lead architectural design efforts from site feasibility and conceptual site planning that align with a client’s proforma.
  • Validate conceptual design aligns with client goals, market demands, funding mechanisms, and regulatory requirements.
  • Lead internal and external project teams and ensure quality and consistency through design documentation phases.
  • Collaborate and communicate with developers during design documentation phases to ensure the design meets cost efficiencies, return on investment, and constructability.
  • Direct and mentor project architects, engineers, and designers assigned to projects.
  • Represent the firm in client meetings and design review sessions.
  • Lead the production of construction documents and detailed design drawings.
  • Lead bidding and permitting phases for the approval life-safety and welfare and constructability of the project.
  • Conduct on-site construction administration and inspections to ensure quality execution.
  • Facilitate coordination within a multidisciplinary project team to achieve design excellence.
