PayBase pay: $20.00/hr - $25.00/hr
Report toMaintenance Supervisor/Property Manager.
PurposeThe Maintenance Technician is responsible for maintaining the physical needs of the property, which includes service requests and following the preventative maintenance schedule.
Responsibilities- Preventative and corrective maintenance in vacant and occupied apartments, common buildings, equipment, and pools.
- Completion of service requests within 24 hours, except emergencies.
- Prioritize maintenance requests based on urgency and potential damage.
- Ensure curb appeal of the property is maintained at all times, including paths to models and office.
- Assist in maintaining proper inventory by alerting supervisor/office when stock is depleted.
- Keep storage and shop areas neat, well‑stocked, clean, and organized per company color‑coded program.
- Continue the maintenance operation in the absence of the maintenance supervisor.
- Participate in a seven (7) day 24‑hour rotating on‑call schedule for emergency after‑hour calls.
- Ability to work weekends, evenings, and flexible hours in emergencies.
- High proficiency and understanding of HVAC, plumbing, electrical, mechanical, and code compliance.
- Understanding of OSHA, EPA, and life safety regulations.
- Willingness to obtain at least EPA Type 2 Certification.
- Strong interpersonal and communication skills.
- Basic hand tools.
- Reasonably close to property and able to travel in inclement weather.
- Available to respond to all major emergencies.
- Valid driver’s license and auto insurance.
Pedcor Management Corporation (P.M.C.) was founded in October 1987. The principal purpose was to provide quality management for multi‑family real estate developers. Each P.M.C. managed property (100 to 300 units) is staffed with an on‑site manager, maintenance staff, and leasing personnel.
