Pay

Base pay: $20.00/hr - $25.00/hr

Report to

Maintenance Supervisor/Property Manager.

Purpose

The Maintenance Technician is responsible for maintaining the physical needs of the property, which includes service requests and following the preventative maintenance schedule.

Responsibilities
  • Preventative and corrective maintenance in vacant and occupied apartments, common buildings, equipment, and pools.
  • Completion of service requests within 24 hours, except emergencies.
  • Prioritize maintenance requests based on urgency and potential damage.
  • Ensure curb appeal of the property is maintained at all times, including paths to models and office.
  • Assist in maintaining proper inventory by alerting supervisor/office when stock is depleted.
  • Keep storage and shop areas neat, well‑stocked, clean, and organized per company color‑coded program.
  • Continue the maintenance operation in the absence of the maintenance supervisor.
  • Participate in a seven (7) day 24‑hour rotating on‑call schedule for emergency after‑hour calls.
Qualifications
  • Ability to work weekends, evenings, and flexible hours in emergencies.
  • High proficiency and understanding of HVAC, plumbing, electrical, mechanical, and code compliance.
  • Understanding of OSHA, EPA, and life safety regulations.
  • Willingness to obtain at least EPA Type 2 Certification.
  • Strong interpersonal and communication skills.
  • Basic hand tools.
Work Requirements
  • Reasonably close to property and able to travel in inclement weather.
  • Available to respond to all major emergencies.
  • Valid driver’s license and auto insurance.
