Position Overview

As a Service Technician II, you will keep community assets in top condition, manage maintenance requests, and collaborate with team members to provide a high‑quality resident experience. You report directly to the Operations Manager
.

Key Responsibilities
Compliance and Professional Standards
  • Perform all work in alignment with company policies and applicable laws, including Fair Housing, the Americans with Disabilities Act, and the Fair Credit Reporting Act.
  • Maintain a professional, courteous, and helpful demeanor with residents, team members, and vendors.
Property Maintenance and Repairs
  • Inspect buildings and common areas for cleanliness, safety, and visual appeal.
  • Perform maintenance on HVAC, mechanical/electrical equipment, plumbing, structural elements, and community grounds.
  • Repair serviceable items such as appliances and plumbing systems throughout B&H communities.
  • Ensure unit turnovers are completed within five (5) working days unless directed otherwise by the Operations Manager.
Work Order Execution and Task Coordination
  • Complete assigned work orders promptly, request support, and report any delays or issues.
  • Provide daily updates on progress and coordinate tasks with operations staff and maintenance teams.
Grounds and Site Management
  • Maintain community grounds to ensure a clean, safe, and welcoming environment.
  • Perform on‑site work as necessary to preserve asset appearance and functionality.
  • Assist with maintenance needs at other B&H assets as requested.
Administrative and Reporting Duties
  • Complete and submit required forms, reports, and documentation accurately and promptly.
  • Participate in other related responsibilities as assigned by the Service Manager.
On‑Call and Emergency Response
  • Participate in the on‑call rotation to respond to after‑hours maintenance emergencies as needed.
Education, Experience, and Skills
  • Minimum of 2 years of proven success in apartment maintenance, construction, or related field.
  • EPA certification for refrigerant handling required, or willingness to obtain upon hire.
  • HVAC certification preferred.
  • Valid driver’s license and reliable transportation for positions requiring travel between properties.
  • Strong oral communication and referral skills.
  • Provide own hand tools, including power drills, impacts, and non‑powered tools.
  • Ability to operate all necessary tools for essential functions.
  • Experience in residential property maintenance beneficial.
  • Knowledge of OSHA and other environmental safety standards.
  • Self‑motivated with ability to complete tasks and negotiate competitive pricing for supplies and contracted work.
  • Excellent multitasking and prioritization of work orders.
  • Attention to detail and logical troubleshooting skills.
  • Ability to work in all weather conditions and lift up to 75 pounds.
  • Smartphone preferred for work purposes.
  • Commitment to standard expectations: work order completion within 48 hours (excluding emergencies) and unit turns within seven working days unless directed otherwise by the Community Manager.
