Maintenance Technician

Job Description

The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also supports the make‑ready process in alignment with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community maintenance and regular onsite attendance.
  • Respond to resident and management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure repairs and replacements for community common areas and units.
  • Assist with scheduling and performance of maintenance/repair‑related turn events.
  • Clean exterior of the community, including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning, maintaining accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous property conditions or liability concerns.
  • Maintain a preventative maintenance program to extend the life of the community while minimizing future repairs.
  • Understand and follow Asset key policy.
  • Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist the Maintenance Supervisor with monitoring inventory of equipment and supplies.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergency response at the community.
  • Utilize property resources, equipment and supplies economically.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Manage customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community as delegated by the immediate supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills; ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement about to accomplish tasks, including ascending and descending ladders, stairs, ramps, and step stools.
  • Ability to lift and place objects of 100+ lbs. and operate machinery, power tools, motor vehicles, and golf carts.
  • Work in overhead positions, tight and confined spaces, and under various weather conditions.
  • Will be required to work overtime, weekends, night hours, and be on‑call for property emergencies.
  • Occasional standing or sitting for prolonged periods.
License / Equipment
  • Reliable transportation is required for emergency on‑call responsibilities.
Salary Range

$25 per hour to $25 per hour
