What You'll Do:- Provide effective leadership, training, and daily direction to multiple locations with a team of maintenance technicians, grounds, and housekeepers.
- Ensure a preventative maintenance plan is followed, which includes schedules, inspections, and repairs. Ensure that maintenance activities are conducted efficiently, promptly, and in accordance with relevant regulations and guidelines.
- Conduct regular inspections of the property to identify maintenance needs, safety hazards, and potential issues. Develop strategies to address identified problems and ensure compliance with safety standards and regulations.
- Coordinate and prioritize maintenance requests from residents and property management.
- Assign tasks to maintenance service team members and ensure the timely completion of service requests.
- Ensure apartment homes are made ready for upcoming new residents.
- Maintain accurate records of maintenance activities and expenses.
- Oversee relationships with external vendors, contractors, and suppliers. Obtain competitive bids for services and negotiate contracts. Monitor vendor performance and ensure the quality of work while optimizing costs.
- Interact with residents in a professional and courteous manner, addressing their concerns and ensuring the timely resolution of maintenance issues.
- Foster positive relationships with residents to enhance resident satisfaction and retention.
- Assist in the monitoring of the maintenance and capital budgets. Control expenses, identify cost‑saving opportunities, and maintain accurate records of maintenance-related expenditures.
- Ensure compliance with all health and safety regulations, codes, and standards.
- Physical tasks are required, along with other duties as assigned.
- EPA certification required, or ability to receive within three months of hire date.
- CPO certification, or ability to receive within three months of hire date.
- Certified Apartment Maintenance Tech (CAMT) is an advantage.
- You have 5+ years of proven experience in maintenance operations, preferably in multifamily housing.
- You're skilled in HVAC, plumbing, electrical, carpentry, and general building systems.
- You're organized, proactive, and confident in managing multiple priorities.
- You have strong communication and customer service skills.
- Prior experience in a supervisory or leadership role is highly desirable.
