Role Overview:
The Residential Marketing Manager is responsible for developing and executing property-level marketing initiatives that drive lease‑up performance, strengthen brand presence, and elevate prospect and resident experiences across the multifamily portfolio. This role serves as the primary marketing liaison for onsite teams, providing hands‑on support, coaching, and executional guidance to ensure marketing strategies translate into real‑world results. Highly collaborative and field‑facing, the Residential Marketing Manager partners closely with property operations, regional leadership, and in‑house creative and digital teams to support property onboarding, day‑to‑day marketing needs, and ongoing optimization—while continuously improving marketing ROI and leasing outcomes.

Key Responsibilities Property Onboarding & Marketing Execution
  • Support marketing onboarding for new and transitioning properties, ensuring each site is equipped with the tools, materials, and guidance needed for successful launch and sustained performance.
  • Develop and execute property-level marketing strategies across lease‑ups, stabilized communities, and repositioning projects, including ILS setup, optimization, and ongoing management.
  • Serve as the primary marketing liaison between onsite teams and corporate marketing, ensuring alignment, clear communication, and timely execution.
  • Ensure onsite teams have the marketing resources required for success, including signage, collateral, digital assets, and content support.
  • Provide day-to-day marketing support to properties, including campaign execution, listings, promotions, and digital presence.
  • Partner with Community Managers, Regional Managers, and Creative Services to assess performance, identify opportunities, and develop on‑brand marketing materials across web, ILS, social, print, and resident engagement channels.
Performance Monitoring & Optimization
  • Monitor, analyze, and report on key leasing and marketing metrics, including traffic sources, conversion ratios, and cost-per-lead.
  • Assist with annual marketing budget planning and ongoing spend optimization for each property.
  • Leverage data and insights to recommend adjustments that improve performance and efficiency.
  • Understand local market dynamics, competitive landscapes, and emerging technology trends to inform strategy.
On-site Community Support
  • Support Regional and Community Managers by reinforcing marketing standards and tools at the property level.
  • Act as a trusted partner to onsite teams, helping translate corporate marketing strategy into daily leasing execution.
Events, Partnerships & Innovation
  • Support the planning and execution of special events, including grand openings, re-launches, and Realtor or broker events.
  • Identify, test, and recommend innovative tools, vendors, and partnerships aligned with performance goals.
  • Partner with internal teams to pilot new marketing approaches and measure impact.
Required Skills And Qualifications
  • Bachelor’s degree in Marketing, Communications, Business, or a related field (or equivalent experience).
  • 4–6 years of experience in multifamily marketing, property marketing, or performance-driven marketing roles.
  • Strong understanding of ILS platforms, digital marketing, and lead conversion strategies.
  • Experience working directly with onsite teams and property operations.
  • Strong analytical skills with the ability to translate data into actionable insights.
  • Willingness to travel regularly to support properties.
