We are seeking a Property Manager to join our Housing Opportunities team and oversee the day-to-day management and leasing of JBNC properties. This full-time, exempt position combines traditional property management with a community-focused approach, making it a great opportunity for someone who understands affordable housing and enjoys building strong relationships with residents.
About the RoleAs Property Manager, you'll oversee the full resident and property management experience—from applications, screening, and leasing through rent collection, recertifications, compliance, and move-outs.
You'll work directly with residents while collaborating with JBNC's Financial Coaches, support teams, maintenance staff, and other community partners. The role requires someone who can balance resident relationships, regulatory requirements, financial responsibilities, and property operations while applying policies consistently and equitably.
A Day in the LifeA typical day may begin by responding to prospective residents, reviewing housing applications, or showing an available unit. Later, you might meet with a resident to complete documentation, discuss a payment plan, coordinate a maintenance request, or prepare paperwork for an upcoming recertification.
You may also inspect a unit, process rent or fees, collaborate with JBNC support staff, review compliance documentation, or follow up on a vacant unit that needs to be prepared for its next resident. Because JBNC manages multiple properties, you'll regularly travel between locations as part of your work.
What You'll DoResident Relationships & Leasing
- Show available units and guide prospective residents through the application and leasing process.
- Manage property waiting lists and respond to housing inquiries by phone and in person.
- Help residents understand program requirements and connect them with appropriate JBNC support staff.
- Coordinate resident documentation, signatures, notices, inspections, and other property communications.
- Manage late rent, fees, payment plans, and related documentation while coordinating with Financial Coaches and support staff when appropriate.
- Maintain consistent applicant communication in accordance with Fair Housing requirements.
Property Management
- Conduct application screening and unit inspections for prospective residents.
- Process deposits, prorated rent, keys, and other move-in requirements.
- Collect monthly rent and monitor delinquent accounts.
- Coordinate move-outs, including keys, property condition documentation, damages, fees, and follow-up billing.
- Manage work orders and coordinate with maintenance staff to ensure requests are properly documented and completed.
- Manage court-related processes when necessary, including appearances, documentation, payments, and coordination with appropriate parties.
Compliance & Documentation
- Maintain accurate move-in, lease, addenda, and program documentation.
- Manage resident certifications and recertifications to maintain compliance and prevent lease expirations.
- Support month- and year-end property management software reconciliation processes.
- Complete monthly compliance reporting and address violations when necessary.
- Maintain knowledge of applicable housing requirements and continue professional development through relevant certifications and training opportunities.
We're looking for someone who understands that successful property management requires both attention to detail and strong people skills
. You'll need to be comfortable having difficult conversations when necessary while still approaching residents with professionalism, consistency, and respect.
Candidates should bring:
- A high school diploma or equivalent.
- 3–5 years of progressive property management experience.
- Experience with housing programs including HUD Section 8/202 Elderly communities, HUD Shelter Plus Care projects, LIHTC properties, and housing vouchers.
