Building Maintenance, Carpentry
Job Summary
Performs skilled and advanced carpentry work in support of the maintenance, repair, renovation, and safe operation of university facilities. Responsibilities include structural and finish carpentry, installation and repair of doors, frames, and commercial hardware systems, and maintenance of interior and exterior building components. This position supports compliance with applicable building codes, ADA requirements, and life safety standards, including maintenance of fire‑rated assemblies and egress pathways.
Work is performed in active academic, residential, and administrative environments and requires the ability to interpret blueprints and technical documents, coordinate with other trades, and execute work with minimal disruption to campus operations. Contributes to small renovation and capital improvement projects, assists with material planning and problem‑solving, and may provide technical guidance to other staff to ensure quality workmanship and efficient project delivery.
Responsibilities
- Studies and interprets blueprints, sketches, and building plans to determine materials required, dimensions, and work methods in accordance with institutional standards and project requirements.
- Selects and evaluates appropriate lumber, materials, and components based on project specifications, durability requirements, and intended application within commercial and institutional environments.
- Prepares layouts; marks cutting and assembly lines; and shapes materials to prescribed measurements using precision tools and established carpentry standards.
- Assembles and installs materials using appropriate fastening methods; ensures proper fit, alignment, and structural integrity in accordance with industry standards and building codes.
- Verifies accuracy and trueness of structures using levels, measuring devices, and other precision instruments; adjusts work as needed to meet required tolerances and quality standards.
- Constructs, installs, and repairs structural frameworks, sub‑flooring, and related components in support of building maintenance and renovation projects.
- Builds and installs stairs, partitions, cabinetry, and related systems; ensures proper fit, finish, and compliance with design specifications and safety standards.
- Installs acoustic, sound‑deadening, and decorative wall and ceiling systems to support building function, aesthetics, and occupant comfort.
- Installs, adjusts, and maintains prefabricated window frames, doors, door frames, weather stripping, and interior and exterior trim, as well as commercial door hardware systems, ensuring proper operation, security, and compliance with applicable codes.
- Constructs forms and supports minor structural work; erects scaffolding and ladders for elevated work; performs tasks in accordance with safety standards and coordinates with other trades as needed.
- Prepares walls and other surfaces for painting, staining, and finishing, including patching, sanding, and priming to ensure proper adhesion and quality results.
- Performs interior and exterior painting, staining, and finishing work; ensures surfaces meet appearance, durability, and protection requirements.
- Performs other duties as assigned, including supporting emergency response, coordinating work with other trades, assisting with small renovation projects, and providing technical guidance to less experienced staff.
Education and Experience
High School diploma or GED required; completion of a technical training program, vocational education, or carpentry apprenticeship preferred.
1–2 years of carpentry experience in a commercial, institutional, or facilities maintenance environment, including experience with building repairs, installation of doors and hardware, and general maintenance of interior building systems.
Required Certifications and LicensesValid driver's license.
