Job Title
Project Manager – Lifestyle Construction Services Department
LocationNorth Charleston, SC (LC Ingleside)
OverviewResponsible for managing multiple construction development projects, including urban, multifamily, and single‑family residential properties for rent and sale, as well as redevelopment of amenities and retail spaces across the portfolio.
Responsibilities- Participate in budget preparation and monthly cost reporting, including job cost analysis and variance tracking.
- Collaborate with the EVP of Construction to identify risks, issues, and roadblocks, recommending solutions.
- Perform forecasting for all aspects of construction development and maintain templates for monthly reporting.
- Ensure project quality expectations are met, providing detailed reporting on resource allocation, status, completion projections, and variances.
- Drive decisions to adhere to project budgets.
- Maintain project quality control plans and oversee subcontractor hiring, scheduling, quality, and payment approval.
- Participate in subcontractor evaluation, bid analysis, and award recommendation.
- Communicate project issues, scope changes, variances, and contingencies to senior leadership.
- Coordinate with municipalities, local officials, and government agencies to ensure project success.
- Prepare detailed estimates and scopes of work to support budgets and buyouts.
- Develop and maintain contractor relationships to uphold budget, schedule, and quality standards.
- Coordinate plan approvals, permitting, product changes, and enhancements to keep schedules on track.
- Manage field team communication to keep them informed of product changes and schedule variances.
- Partner with corporate and field teams to manage overall project health within Construction and Development teams.
- Ensure field team adherence to safety policies and procedures.
- Complete additional projects as directed.
- Bachelor’s degree in Construction Management, Engineering, or relevant experience.
- Minimum five (5) years of multifamily residential construction experience.
- Strong knowledge of residential and multifamily building codes.
- Strong financial reporting and analytical skills.
- Strong critical thinking, problem‑solving, negotiation, and conflict management skills.
- Excellent organizational skills with ability to multi‑task and manage competing priorities.
- Adaptable and flexible in a fast‑paced environment.
- Clear written communication skills.
- Proficiency with Microsoft Excel, Word, and Microsoft Project.
- Ability to learn an internal construction software system.
- Knowledge of health and safety policies and procedures.
May oversee Construction Site Superintendent(s) in the future. Critical to collaborate with construction management staff, quality assurance inspectors, sales team, and property management team.
Physical Demands & Work EnvironmentRegular walking; occasional climbing, balancing, stooping, crouching, and reaching required. Work environment includes wet/humid conditions, loud noise, occasional exposure to moving mechanical parts and high, precarious places. Position based in North Charleston, SC.
