Electrical Technician

The Electrical Technician supports the Technical Supervisor and/or Area Operations Manager by providing reactive and planned preventative maintenance for building engineering systems across multiple sites, following established procedures and safety practices.

Responsibilities
  • Maintain all low‑voltage electrical distribution and connected power/lighting systems and perform assigned PPM routines.
  • Maintain equipment, appliances, apparatus, and fixtures connected to the electrical systems.
  • Deliver small works projects under the direction of the AFM and in collaboration with the Projects and Construction team.
  • Ensure all repairs and installations comply with current BS7671 wiring regulations.
  • Assist in project hand‑over and snagging of new installations to ensure electrical systems are fit for purpose and easy to maintain.
  • Undertake fault finding and repair on low‑voltage AC/DC control systems.
  • Ensure all test equipment is calibrated, properly maintained and meets current regulations.
  • Complete suitable risk assessments for reactive and planned maintenance tasks to ensure safe working at all times.
  • Diagnose faults on equipment and repair as necessary using manufacturer manuals and drawings.
  • Liaise with the Customer Service Centre (CSC) and AFM to ensure timely response to planned and reactive tasks.
  • Maintain Site Log Books in accordance with procedures.
  • Produce reports as required for the AFM.
  • Maintain stock levels of spares as required.
  • Act in the Control of Works Authorised Person (AP) role and support the identification of other relevant APs and Competent Persons (CPs) within the cluster.
  • Participate in an Emergency Call Out service as required by the Out of Hours Rota.
  • Perform other duties consistent with the general requirements of CBRE service delivery as directed by line management.
  • Accountable for the completion of standard or non‑standard tasks within own area.
  • Collaborate as part of a team to deliver activities supporting operational objectives.
  • Plan and manage a variety of tasks within short‑term time frames.
  • Make decisions within parameters set by line manager using job/specialist experience.
  • Escalate issues and facilitate solutions as required.
  • Interact with stakeholders around specific work efforts and deliverables.
  • Support the delivery of Health and Safety policy and standards.
  • Encourage cost‑saving initiatives and maintain awareness of cost/benefit impacts.
Essential Qualifications
  • Technically trained (NVQ3 or equivalent) with experience required for skilled workmanship.
  • Completion of CBRE refresher training in Emergency Circuit Breaker and Fuse Theory;
    Emergency Lighting Testing and Light Fitting Replacement, including Safe Isolation;
    Water Heater Testing, including Safe Isolation; and Fire Alarm Testing.
  • Completed an apprenticeship or equivalent formal training programme in electrical installation and maintenance with sufficient practical experience to demonstrate electrical competence.
  • Hold a City and Guilds Level 3 Technical Certificate in an electrical discipline.
  • Hold a City and Guilds 2382 Level 3 certificate in the requirements for electrical installations BS 7671 (18th Edition) or equivalent.
  • Exceptional candidates without the 2382 qualification may be considered if the qualification is obtained within three months of appointment.
Desirable Qualifications
  • Level 3 NVQ Diploma in Electrical Installation or Maintenance (e.g., City and Guilds 2357).
  • Achievement Measurement 2 (AM2).
  • JIB Skills Card.
  • City and Guilds Level 3 certificates in inspection, testing and certification of electrical installations.
  • Formal training in operation and maintenance of UPS systems and generators.
  • PASMA, IPAF, Manual Handling, Asbestos Awareness, Confined Space Working, Roof Working, C&G 2377 (pat testing) and HV plant room access training.
