Location: Algona
We are looking for an experienced property manager that also has maintenance skills to work 40 hours a week in a unique DUAL ROLE. Our beautiful 50 unit elderly community is located in Algona, Iowa. The ideal candidate will be responsible for maintaining property values, maximizing profitability, and ensuring tenant satisfaction through effective management of leases, maintenance, and financial performance.
Qualifications:- Proven experience as a property manager or similar role.
- Strong knowledge of property management principles and regulations.
- Proficiency in property management software - we use App Folio.
- Excellent communication, organizational, and problem-solving skills.
- Ability to handle multiple tasks and prioritize effectively.
- Proven experience in apartment or building maintenance, or a similar role.
- Basic knowledge of HVAC, plumbing, electrical, and general repairs.
- Ability to use hand and power tools safely and effectively.
- Strong problem-solving skills and attention to detail.
- Must be able to lift heavy items, climb ladders, and work in various conditions.
Maintenance & Repairs
- Perform routine and preventive maintenance on building systems (e.g., HVAC, plumbing, electrical).
- Respond promptly to service requests from residents or property management.
- Repair appliances, fixtures, and equipment within apartment units.
- Handle basic carpentry, drywall, painting, and flooring repairs.
- Inspect and maintain common areas (e.g., hallways, laundry rooms, parking lots).
- Ensure grounds are clean, safe, and well-kept (may include snow removal or light landscaping).
- Prepare units for new tenants, including painting, cleaning, and repairing damage (make-ready process).
- Market available units and screen prospective tenants.
- Facilitate lease signings, renewals, and move-in/move-out processes.
- Address tenant inquiries, complaints, and requests promptly and professionally.
- Enforce lease terms and handle tenant disputes.
- Coordinate regular property inspections and preventive maintenance.
- Manage service vendors and contractors for repairs, landscaping, and cleaning.
- Ensure property is safe, clean, and compliant with local building codes and safety regulations.
- Collect rent and other property-related payments.
- Prepare and manage annual budgets, operating expenses, and capital improvements.
- Maintain accurate records of income and expenses.
- Provide regular financial reports to property owners.
- Ensure compliance with fair housing laws and local/state regulations.
- Manage the eviction process when necessary.
- Maintain up-to-date records on leases, inspections, repairs, and tenant communication.
