under the supervision of the hvac shop supervisor, the preventive maintenance technician performs a wide variety of preventive maintenance tasks on buildings and associated equipment, including heating, ventilating, air conditioning, plumbing, electrical systems, lighting, carpentry, roofs and other equipment on a district wide basis. Incumbent performs related work as required. As needed the position may be assigned to day shift, swing shift or graveyard shift.

the preventive maintenance technician classification functions under the general supervision of the hvac shop supervisor. This classification is responsible for maintaining buildings and equipment on a planned preventive maintenance program to optimize equipment performance and maximize building and equipment life, while reducing breakdowns and unscheduled maintenance. In addition, incumbents coordinate their work with the mechanical, electrical, plumbing, carpentry and custodian departments to ensure all equipment is inspected and maintained on a regular preventive maintenance schedule.

duties/responsibilities

make inspections of all district facilities as assigned. Performs preventive maintenance tasks on a regularly scheduled basis on all building systems and equipment. This includes testing and checking the proper operation of controls and equipment, oils and lubricates motors and equipment, replaces gaskets, seals, belts, filters, checks fluid levels, checks water treatments, cleans coils, condensate drip pans and work areas. Inspect, repair, and clean all specialty equipment as assigned.

Inspect, repair, and clean building roof systems and components. Ascertain by testing that life safety systems are operable. These tasks will be in accordance with equipment manufacturers' specifications. Assist in the listing and tagging of all equipment in the district.

performs preventive maintenance surveys and minor repairs to plumbing, electrical, carpentry, heating and ventilation, masonry, painting, and similar work in the preventive maintenance of roofs, ceilings, walls, floors, mechanical systems and other building surfaces and facilities.

performs diagnostics on motors, motor control centers, control circuits, operating controls and sequence of operation of all equipment and systems.

performs safety surveys at all sites, buildings and equipment including proper storage of chemicals, safety guards for equipment, proper lighting, security of mechanical rooms and electrical panels, organization of facilities maintenance areas, potential fire hazards and other dangerous conditions as found.

employment standards

education/experience: any combination of education and experience that would provide the required knowledge and skills is qualifying. A typical way to obtain the knowledge and skills would be:

  • two (2) years of verifiable building maintenance experience that includes major heating systems, electrical distribution and plumbing systems and general building skills such as carpentry, painting, electrical and plumbing.
  • equivalent to completion of an approved apprenticeship program in hvac or an hvac diploma program at a tech school.

  • equivalent to completion of an approved apprenticeship program in hvac or an hvac diploma program at a tech school.

knowledge of: techniques, procedures, and hand/power tools used for troubleshooting and repairing general building construction components associated with roofs, carpentry, painting, concrete, plumbing, lighting, electrical and mechanical systems; operating principles of boilers, fans, compressors/condensers, coils, pumps, motors and control systems; electrical and pneumatic control systems; hot water and steam systems; applicable state and local building and safety codes and regulations; and occupational hazards and safety precautions;

computers and software applications associated with the above.
