Position Summary
The Staff Accountant – Accounts Receivable is responsible for managing all accounts receivable activities for commercial properties. This role ensures accurate tenant billing, timely collection of receivables, and precise financial recordkeeping while providing accounting support to the property accounting and property management teams. The position requires strong knowledge of lease agreements, attention to detail, and the ability to resolve discrepancies efficiently while maintaining positive tenant relationships.
Major Responsibilities and Duties- Generate and distribute accurate and timely tenant invoices for rent, common area maintenance (CAM) charges, utilities, percentage rent, and other billable items in accordance with lease agreements
- Review and interpret lease agreements to ensure correct billing, including rent escalations, CAM reconciliations, and other lease‑related charges
- Monitor and manage tenant payments, track delinquencies, initiate collection efforts, and ensure timely and accurate application of payments
- Prepare accounts receivable reports and analyses, including aging schedules, collections status, and outstanding balances
- Partner with property managers and tenants to address billing inquiries, resolve discrepancies, and support positive tenant relationships
- Prepare tenant account analyses and reconciliations in response to billing disputes
- Prepare and reconcile daily cash receipts with bank deposits and investigate and resolve variances
- Collect, input, reconcile, and calculate percentage rent
- Reconcile daily gift card and attraction sales with bank deposits
- Assist with internal and external audits by providing required documentation and explanations
- Participate in special projects, process improvements, and system implementations as assigned
- Bachelor’s degree in Accounting, Business Administration, Real Estate, Finance, or a related field (preferred)
- Minimum of 2 years of experience in accounts receivable or a related accounting role, preferably within commercial property management or real estate accounting
- Strong understanding of lease agreements, lease accounting principles, and related legal terminology
