Responsibilities
  • Prepare and review complex financial statements, tax return packages, and supporting schedules for Limited Partnerships and LLCs in accordance with GAAP, partnership agreements, and applicable tax laws.
  • Independently manage the accounting and reporting activities for an assigned portfolio of partnership entities, ensuring timely completion of monthly, quarterly, and annual reporting requirements.
  • Review and approve annual tax returns, audited financial statements, and related work papers for Low-Income Housing Tax Credit (LIHTC) properties and other partnership entities.
  • Coordinate with external accounting firms, tax preparers, auditors, and the company's outsourcing team to ensure timely completion of financial reports and compliance with reporting deadlines.
  • Research, analyze, and resolve complex accounting and tax issues, including tax credit adjustments, Section 704(b) capital accounts, depreciation calculations, partnership allocations, capital transactions, and variance analyses.
  • Prepare and review quarterly and annual financial reports for investors, lenders, and regulatory agencies, providing supporting documentation and responding to inquiries as needed.
  • Maintain and review the general ledger, cash activity, amortization schedules, fixed asset records, acquisition and disposition accounting, management fee schedules, and other partnership accounting records.
  • Perform and review monthly bank reconciliations, account reconciliations, and balance sheet analyses, identifying and resolving discrepancies independently.
  • Assist with month-end, quarter-end, and year-end close processes, ensuring accuracy, completeness, and compliance with internal controls.
  • Analyze partnership agreements and apply accounting and tax treatments related to ownership changes, capital contributions, distributions, refinancing, and property dispositions.
  • Identify opportunities to improve accounting processes, reporting efficiency, internal controls, and documentation; recommend and implement process improvements.
  • Serve as a resource and mentor to Partnership Accountant I staff by providing guidance, training, and reviewing work as assigned.
  • Collaborate effectively with Corporate Accounting, Asset Management, Fund Management, Disposition, Legal and Underwriting Department, and external business partners to resolve accounting matters and support organizational objectives.
  • Participate in special projects, system implementations, and other accounting initiatives as assigned.
  • Perform other duties as assigned.
Requirements
  • Bachelor's degree in Accounting or Finance required.
  • 3+ years of progressive accounting experience, including partnership accounting; experience with Low-Income Housing Tax Credit (LIHTC) entities preferred.
  • Working knowledge of GAAP, partnership accounting, and partnership taxation.
  • Experience preparing and reviewing financial statements, partnership allocations, and tax reporting packages.
  • Proficiency with ERP/accounting systems and Microsoft Excel.
  • Strong analytical, organizational, and problem-solving skills with the ability to work independently.
  • Excellent written and verbal communication skills and the ability to build effective working relationships with internal and external stakeholders.
  • Ability to work independently on routine assignments while seeking guidance on more complex issues.
