Construction Manager (Owner’s Representative) | Multifamily Development Platform (Irvine, CA)
The OpportunityLocation: Irvine, CA (in-office 4 days a week, with periodic site visits)
Travel: Approximately 15–25%
A well-capitalized North American real estate development and investment platform (backed by a larger global parent organization) is growing its team in Irvine and adding a Construction Manager to support a national multifamily pipeline. This is an owner-side seat with real influence, built for someone who enjoys strategic oversight
, clean execution, and partnering with best-in‑class general contractors and consultants.
You will help drive outcomes across multiple concurrent projects by focusing on schedule, budget, risk, reporting, and controls — without being stuck in day‑to‑day field superintendent mode.
What You’ll Do- Serve as the owner’s representative for multifamily construction projects from precon through closeout
- Review and validate:
- Schedules and critical path impacts
- Pay applications, requisitions, and draw packages
- Change orders and contingency usage
- Budget updates
, cost-to-complete, and variance explanations - Coordinate with development, asset management, lenders, and third‑party stakeholders to ensure clear documentation and consistent reporting
- Partner closely with general contractors and project teams to flag risks early and propose practical mitigation plans
- Track project KPIs and produce executive‑level updates that are concise, accurate, and action‑oriented
- Participate in milestone site visits and key meetings, ensuring alignment across all parties
- 5–10+ years of experience in multifamily construction (owner’s rep, developer, GC PM, or construction management consultant background)
- Strong understanding of ground‑up multifamily delivery and the full construction lifecycle
- Proven ability to manage draws, pay apps, change orders, budgets, and schedule controls
- Comfortable overseeing multiple projects and communicating clearly with senior leadership
- Experience with tools like Procore, Bluebeam, MS Project, Excel (or comparable platforms)
- Bachelor’s degree preferred (real estate, construction management, engineering, or related).
MRED/MSRE is a plus.
