We have an excellent opportunity for a full-time Facilities Development Construction Manager based in our Irvine, CA office. The Facilities Development Construction Manager is responsible for providing construction leadership and strategic direction across all non-Store facilities, including corporate offices, production facilities, distribution centers, and warehouses

General Responsibilities- Construction Standards & Execution Framework - Establish, maintain, and continuously evolve all construction standards, quality benchmarks, material and assembly specifications, and execution criteria by facility type (office, warehouse, production). Own construction best practices and lessons learned for each facility type, ensuring new projects benefit from accumulated field knowledge rather than starting from scratch. Serve as the keeper and enforcer of construction standards across the full portfolio, including both new development projects and existing facility renovations.
- General Contractor Management & Bench Development - Own the full general contractor and trade partner relationship across the project portfolio. Qualify firms, evaluate capabilities and capacity, define scopes of work, and manage performance. Cultivate and maintain a qualified bench of general contractors by project type, size, and geography, ensuring the right contractor is engaged for each project scope. On select smaller‑scope projects where a general contractor is not engaged, directly coordinate licensed and insured specialty trade contractors to execute the work.
Conduct periodic contractor performance reviews and strategically identify new partners to strengthen the network and support organizational growth. - Contract Strategy & Administration - Develop and recommend contract structures for each project (GMP, cost‑plus, lump sum, design‑build, CM at‑risk) based on project scope, risk profile, and company objectives. Execute construction contracts in coordination with the Development Department Head. Negotiate contract terms, manage change order processes, oversee insurance and bonding requirements (including OCIP/CCIP, Builders Risk), and ensure contract compliance throughout project execution.
- Cost Estimating & Budget Ownership - Lead construction cost estimating across the portfolio, from early conceptual budgets through detailed construction estimates at each design milestone. Own the construction budget for each project, track costs against estimates, manage contingencies, and provide regular cost forecasting and variance reporting. Review contractor pay applications, evaluate change order pricing, and ensure financial accountability across all construction activity.
- Construction Quality Control & Field Oversight - Provide construction quality oversight across the full active project portfolio in a standards and governance capacity rather than as an assigned project team member. Conduct milestone field reviews including foundation, structural, MEP rough‑in, envelope, and finish inspections on major and complex projects. For smaller projects, establish and enforce construction quality standards that allow PMs and PCs to execute to process, with the Construction Manager engaging at key review milestones.
Hold stop‑work authority on construction quality. If work does not meet company standards, this role has the authority to halt progression and elevate to the Department Head as needed. - Pre‑Construction Planning & Constructability Review - Lead pre‑construction planning efforts including constructability reviews, value engineering analysis, phasing and logistics planning, and long‑lead procurement identification. Read and interpret architectural, structural, MEP, and civil drawings to identify coordination issues, scope gaps, and constructability concerns.
