Job Summary

As a Project Manager, you will oversee multiple construction projects from start to finish, ensuring their ultimate success. You will lead teams dedicated to excellence and integrity while building a culture of trust. Your responsibilities will include managing project costs, schedules, safety, and client satisfaction, while providing both technical expertise and business administration to deliver quality results.

Key Responsibilities
  • Review and understand all construction documents and justify owner and subcontractor change orders as needed.
  • Collaborate with site superintendents on the performance of trade contractors and ensure compliance with architectural and engineering specifications.
  • Monitor construction schedules and costs to ensure timely, budget-compliant project completion.
  • Accurately forecast revenue, profitability, and costs, aiming to maximize profits while maintaining quality, schedule, and safety.
  • Provide progress updates to owners, architects, and portfolio managers, and make modifications to plans as necessary.
  • Manage day-to-day client interactions and expectations, either directly or in a supervisory capacity.
  • Conduct project team meetings to ensure alignment and progress.
  • Support the superintendents in daily operations of multiple construction projects.
  • Proactively identify changes in project scope and take appropriate action to address them.
  • Maintain daily communication with the superintendents to ensure smooth project execution.
  • Issue Letters of Intent to awarded subcontractors and vendors.
  • Negotiate contracts and change orders with subcontractors to ensure full scope of work and competitive pricing.
  • Attend on-site visits when clients are present and conduct biweekly site inspections (at a minimum, depending on location) to assess work quality, safety, and compliance.
  • Oversee preconstruction services on large-scale projects to ensure team success.
  • Identify cost-saving opportunities and propose value engineering solutions.
  • Compile cost data and documentation for owner change orders (unless completed by the Project Engineer).
  • Review owner pay applications and confirm all percentages listed. Ensure billings cover costs incurred.
  • Solicit and manage the Schedule of Values from subcontractors and vendors as needed.
  • Monitor job-site reports and address any safety violations or deficiencies reported by the superintendent, client, or subcontractors.

Qualifications
  • Minimum of 3 years of experience as a Project Manager for a commercial general contractor.
  • Minimum of 7 years of experience in commercial or ground-up construction.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint), Procore, Bluebeam, MS Project and other construction management software.
  • Ability to work from the main office or job sites and attend weekly staff meetings.
  • Strong analytical skills, with the ability to interpret plans, specifications, lease exhibits, landlord requirements, and work letters.
  • Strong negotiation, dispute resolution, and financial/job cost accounting skills required.
  • Knowledge of construction methods, materials, and regulations.
  • Strong attention to detail, problem-solving ability, and capacity to meet deadlines.
  • Ability to lead and motivate teams toward success and employee growth.
  • Bachelor's degree (or currently pursuing) in Construction Management, Architecture, Construction Science, or a related field (or equivalent industry certification). Additional relevant work experience may be accepted as a substitute for a Bachelor’s Degree not directly related to construction.
  • Knowledge of job costing, reporting, scheduling, and estimating software.
