Growing Boutique Commercial Real Estate Firm is seeking an experienced and detail-oriented Fractional Controller to oversee the financial operations of our commercial real estate portfolio. This part-time, contract-based role is ideal for a seasoned accounting professional with deep expertise in property accounting and proficiency in Yardi software. The Fractional Controller will provide strategic financial leadership, ensure accurate reporting, and maintain strong internal controls while supporting ownership and asset management teams

• Oversee full-cycle accounting for commercial real estate properties (office, retail, industrial, mixed-use)
• Review and approve monthly, quarterly, and annual financial statements
• Prepare and analyze property-level and consolidated financial reports
• Ensure compliance with GAAP and industry-specific accounting standards
• Deliver variance analysis and cash flow forecasting to ownership and stakeholders
• Manage and optimize Yardi accounting system functionality
• Oversee general ledger, accounts payable, accounts receivable, and tenant reconciliations within Yardi
• Ensure accurate CAM reconciliations and lease abstract compliance
• Maintain chart of accounts and reporting structures in Yardi
• Troubleshoot system issues and implement best practices

• Establish and monitor internal accounting controls
• Oversee audit preparation and coordinate with external auditors and tax advisors
• Ensure compliance with lender reporting requirements and loan covenants
• Monitor property budgets and capital expenditure tracking

• Collaborate with asset managers and property managers on financial performance
• Assist with acquisition and disposition accounting
• Support budgeting and annual reforecast processes
• Provide financial insight to support leasing, refinancing, and investment decisions

• Bachelor’s degree in Accounting, Finance, or related field (CPA preferred)
• 7+ years of accounting experience, with at least 3–5 years in commercial real estate
• Advanced proficiency in Yardi (Voyager preferred)
• Strong understanding of CAM reconciliations, lease accounting, and property-level reporting
• Experience with multi-entity structures and partnership accounting
• Excellent analytical, organizational, and communication skills
• Ability to work independently in a fractional capacity

• Experience overseeing portfolios of $20M+ in commercial assets
• Familiarity with debt compliance reporting and lender packages
• Background supporting private equity or investor reporting

• Fractional / Part-time (20–25 hours per week, flexible)
