The Senior Accountant will be a key contributor to the Common Area Maintenance (CAM) processes across a diverse portfolio of commercial and retail properties. This role requires a strong blend of accounting and analytical expertise to ensure the accurate calculation, allocation, and billing of CAM charges, taxes, and insurance in accordance with lease agreements. The Senior Accountant will be instrumental in maximizing expense recoveries and optimizing revenue through analysis and strategic collaboration.
Job Duties- Assist in the preparation of annual CAM estimates, mini reconciliations, and year-end reconciliations for Office and Retail tenants.
- Support the preparation of quarterly forecasts and annual budgets for Retail and Office tenants.
- Collaborate with the CAM Accounting Manager and Operations team to review forecast results and identify opportunities for expense reduction.
- Review lease language to accurately model CAM recovery setups within MRI accounting software.
- Perform detailed CAM-related reporting and analysis, including projected billing rates, recovery ratios, and CAM expense analysis.
- Conduct in-depth reviews of CAM calculations and reconciliations for both Office and Retail portfolios to ensure accuracy, compliance with lease terms, and identification of potential cost savings or recovery opportunities.
- Ensure the integrity and compliance of accounting and capital expenditure entries, and provide strategic financial guidance to operational teams to support budget goals, revenue optimization, and effective collections.
- Assist in the calculation and processing of tax refunds to tenants.
- Prepare quarterly Retail Common Area Expense and Tax billings.
- Support the auditing of Office tenants' pro-rata shares.
- Work to minimize outstanding CAM-related collection issues and assist in resolving tenant disputes.
- Respond to tenant inquiries and audits by providing detailed explanations and resolving discrepancies.
- Assist in calculating CAM rates for prospective Retail tenants.
- Collaborate with Legal, Leasing, and Operations teams on audit disputes regarding lease language interpretation.
- Assist in various ad-hoc projects, contributing to initiatives that support departmental and organizational objectives.
- Bachelor's degree in Accounting or Finance.
- Proven experience (3-5+ years) in accounting, with a focus on property management or lease administration preferred.
- Strong understanding of lease agreements, lease accounting principles, and relevant legal terminology.
- Proficiency in MRI Accounting software.
- Intermediate to Advanced proficiency in Microsoft Excel, including complex formulas (IF, INDEX/MATCH, etc.), Power Query, and basic macro knowledge.
- Preferred knowledge of SQL for data querying and analysis.
- Excellent analytical, problem-solving, and organizational skills.
- Strong written and verbal communication skills, with the ability to explain complex financial information clearly and document processes effectively.
- Ability to work collaboratively in a team environment and manage multiple priorities effectively.
