Kairos is seeking an Associate - Investments to support the Equity and Credit Strategy team. This role will lead the underwriting and support the transaction process while contributing to ongoing portfolio management initiatives. The Associate – Investments will apply strong financial modeling knowledge and underwriting expertise, along with an understanding of documentation processes across all transaction types and asset classes. The ideal candidate is adept at identifying risks and opportunities on complex transactions with a thoughtful, business-oriented and problem-solving mindset.
Job Responsibilities:- Underwriting deals and performing financial analyses on potential and existing investments. Including fee, joint venture, and preferred equity investments across Value-Add, Core Plus, and Affordable strategies.
- Underwriting deals and performing financial analyses on commercial real estate structured debt investments (including A/B note, note-on-note, senior, mezzanine, preferred equity, and distressed investments).
- Produce investment committee memos and participate in investment committee discussions.
- Support the Investment Management Team in arranging financing on new and existing investments as well as in other investment management functions.
- Studying markets for industry-specific trends, rent comparable analyses, and sale comparable analyses.
- Review and negotiate both legal and business terms of loan documents.
- Evaluate leases, agreements, and third-party reports including zoning, seismic, appraisal, environmental, and engineering reports.
- Communicate underwriting and due diligence with equity and lending partners.
- Other duties as assigned.
Competencies:
- Bachelor’s degree in Finance, Business, Economics, or related field preferred.
- Minimum of 5 years of prior commercial real estate or related field.
- Must be a team player with comfort working collaboratively and independently in a high growth and high demand environment.
- Demonstrated knowledge of structured debt including A/B note, note-on-note, senior, mezzanine, preferred equity, and distressed investments.
- Strong underwriting skillsets including Argus and Excel modeling.
- Well-organized and detail-oriented individual with the highest degree of integrity, motivation, and intellectual curiosity.
- Strong presentation and communication skills – both oral and written.
- Demonstrated ability to manage multiple tasks while delivering quality work product.
- Willingness to travel as needed.

The annual U.S. based wage range for this full-time position is $120,000–$140,000. The base pay actually offered will vary depending on job-related knowledge, skills, location and experience and will take into account internal equity. Other forms of pay may be provided as part of the compensation package, in addition to a full range of health & wellness benefits.
