Position OverviewVital Capital Partners is seeking an experienced and motivated Acquisitions Associate to help source, evaluate, underwrite, and execute commercial real estate investments.
This is primarily an acquisitions and investment-analysis role. The ideal candidate will also possess strong communication, presentation, and investor relations skills and be comfortable supporting investor materials, fundraising initiatives, due diligence requests, and communications with current and prospective investors.
The position is designed for a commercial real estate professional who has developed a strong foundation in acquisitions, investment sales, brokerage, underwriting, lending, valuation, or asset management and is ready to assume broader responsibility within an entrepreneurial investment platform.
The Associate will work directly with senior leadership and gain exposure to the complete investment lifecycle, from opportunity sourcing and underwriting through capitalization, closing, asset management, investor reporting, and disposition.
Candidates located in Orange County or the surrounding Southern California market are preferred for a hybrid working arrangement. Highly qualified remote candidates may also be considered.
Primary Acquisitions Responsibilities- Source and evaluate healthcare and commercial real estate investment opportunities.
- Build and maintain relationships with investment sales brokers, owners, operators, developers, lenders, and other industry participants.
- Identify proprietary, off-market, and relationship-driven acquisition opportunities.
- Underwrite investments using detailed Excel-based acquisition and financial models.
- Analyze property-level cash flow, tenant credit, lease structures, market conditions, comparable sales, rental rates, replacement costs, financing terms, and exit assumptions.
- Evaluate capitalization rates, internal rates of return, equity multiples, cash-on-cash returns, debt-service coverage, and other investment metrics.
- Prepare investment summaries, financial analyses, sensitivity tables, and investment committee materials.
- Review offering memoranda, leases, rent rolls, operating statements, financial statements, surveys, environmental reports, appraisals, property condition reports, and other due diligence materials.
- Conduct property, market, tenant, operator, and competitive-set research.
- Maintain acquisition pipelines, deal-tracking systems, market data, and broker contact databases.
- Assist with letters of intent, purchase and sale agreements, financing requests, due diligence, and transaction closings.
- Coordinate with brokers, owners, attorneys, lenders, consultants, property managers, and other transaction participants.
- Support asset management, portfolio strategy, refinancing, and disposition analysis as needed.
- Help improve internal underwriting standards, acquisition processes, reporting systems, and technology-enabled workflows.
The successful candidate will also assist with selected investor relations and capital-raising activities, including:
- Preparing investor presentations, investment summaries, offering materials, and fundraising support documents.
