Position: Director, Tenant Coordination ($142,600 - $199,700)

Position Summary

This role leads a tenant coordination team and is responsible for ensuring all lease-obligated Landlord construction work is completed before the delivery of the premises to the tenant. This role provides strategic oversight and mentorship to ensure alignment with organizational goals and key performance indicators.

Key Responsibilities
  • Communicates with tenants and leasing partners, defining project scope, drafting preliminary drawings, assessing existing spaces, and providing design criteria.
  • Reviews and approves tenant plans, sign drawings, and coordinates with the Design Department.
  • Monitors tenant construction for adherence to plans and schedules, reviewing contractor information, conducting final inspections, and managing the tenant allowance process.
  • Translates and estimates landlord scope, negotiates contracts with general contractors, identifies cost‑reduction opportunities, and engages architects and engineers.
  • Oversees construction, including on‑site inspections, meetings, RFI conversations, change orders, pay application review, close‑out, and handover to property management.
  • Reports on tenant openings, landlord construction budgets, forecasts, and change orders via Salesforce, while integrating with leasing, tenants, property management, and development.
Minimum Qualifications / Other Expectations
  • Education:

    Bachelor’s degree (BA/BS) and/or equivalent experience.
  • Retail and restaurant experience is required, with strong preference for experience in both regional mall and power center environments.
  • 7+ years of experience in retail management or design.
  • 5+ years of construction project management experience.
  • Knowledge of site work construction.
  • Experience in multi‑story, mixed‑use retail/restaurant is preferred.
Additional Expectations
  • Attention to detail and accuracy with a keen eye for design and an understanding of high‑end finishes.
  • Ability to read and understand building plans with a deep knowledge of general construction means and methods.
  • Proven track record of projects opened on time and on budget.
  • Deep understanding of budget reporting, forecasting and contracts.
  • Strong understanding of project risk factors, including construction insurance and indemnity.
  • Working knowledge of Google Suite, Adobe, Bluebeam, and Salesforce preferred.
  • Valid California driver’s license; must maintain continuous vehicle liability insurance as required by state law. This role requires regular and frequent operation of a vehicle.

Base Pay Range: $ – $. Actual placement within this range may vary based on relevant experience, time in role, internal peers, prior performance, business sector, and geographic location.
