The Land Acquisition Manager will help the Land Acquisition Team oversee the identification, research, underwriting, negotiation, and management of new land acquisition opportunities in Southern California for Brandywine Homes.

The Manager will report to the VP of Land Acquisition, and work closely with other Development team members, as well as the Company’s Executive Committee. Daily tasks will include a combination of site research, owner outreach, city meetings, broker communications, financial and feasibility analysis, contract negotiations, and site due diligence. Additionally, the Manager may be involved in administrative, and project management-related duties as needed for ad-hoc assignments.

The successful candidate will be detail-oriented, a self-starter, and able to multitask and assess responsibilities on a priority basis. Travel throughout Southern California will be required, and responsibilities may require working beyond the standard daily work hours, including weekends.

Position Responsibilities:
  • Identifying and researching new land acquisition opportunities.
  • Maintain the Department’s comprehensive tracking tools.
  • Create and foster strong relationships with brokers, landowners, and government officials.
  • Review and track target municipality updates for Housing Element Opportunity Sites, Specific Plans, etc.
  • Conduct market data research and financial proforma analysis.
  • Identify and investigate site conditions, survey, and title related matters impacting development.
  • Prepare letters of intent and respond to requests for qualifications in a competitive bid situation.
  • Provide general administrative support, including routine matters and special attention requests.
  • Assist in the preparation and presentation of land opportunities to senior management.
  • Create ad-hoc items like proforma analysis, presentations, and marketing materials.
  • Professionally represent the company at networking and industry events.
Position

Qualifications:
  • Experience in Land Acquisition, Land Development, Land Brokering or Land Sales.
  • Upbeat, outstanding attitude while operating with integrity and a competitive spirit.
  • Bachelor’s degree preferred in real estate, business, finance, or public administration.
  • Knowledge of real estate development and escrow transactions.
  • Ability to communicate effectively (verbal/written) with internal and external parties.
  • Strong analytical and writing skills.
  • Must be a detail-oriented self-starter who can independently complete tasks in a timely manner.
  • Proficient in Microsoft Office applications and basic knowledge of generative AI.
