Preventative Maintenance Tech

Overview

Position Summary Develops and maintains a high level of skill in all phases of HVAC maintenance. Performs preventative maintenance tasks for common areas and in units at all assigned communities in accordance with company standards, and in conjunction with management staff.

• Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
• Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
• Completes property preventative maintenance and preventative maintenance on required systems and equipment related to in unit and common area HVAC systems
• Change HVAC filter
• Inspect evaporator pan to ensure proper drainage; clean evaporator coils as needed
• Test all smoke detectors/carbon monoxide detectors for proper operation; ensure smoke alarm is 10yr lithium type device and replace if needed
• Complete unit inspection to include:
  • Inspect kitchen sink, faucets & disposal for leaks
  • Check dishwasher, refrigerator, flooring, walls/ceilings, cabinets for leaks
• Perform other preventative maintenance tasks while on site ex:
  Monthly Fire Extinguisher PM.
• Responsible for assigned inventory of parts and orderliness of assigned tools and equipment
• Accurately reports pick up, start and completion times in Sales Force/Corrigo

• High School Diploma or equivalent work experience
• 1 year general maintenance experience;
  Expertise in HVAC and electrical
• Experience with Sales Force a plus
• EPA 608 Certified a must
• Well rounded experience with various types of A/C and Heater Repairs
• Basic electrical knowledge in relation to HVAC repairs.
• Valid California driver’s license;
  Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus
• Ability to manage multiple priorities with attention to quality, speed and detail
• Regular, consistent and timely attendance required
• Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying
• Ability to push and pull up to 118 lbs of force.
• Ability to lift below waist up to 77 lbs and above waist 45 lbs.
• Must complete and pass pulmonary exam and respirator fit test.

Base Pay Start Rate: $25.91
