Responsibilities- Performs maintenance service requests and preventative maintenance work throughout the community.
- Completes property preventative maintenance on required systems and mechanical equipment.
- Ability to diagnose problems and recommend repairs.
- Performs turn service for vacant units in accordance with established quality standards.
- Understanding of progress to key performance indicators and identifying opportunities.
- Ensures community common areas and grounds are maintained according to company standards; identifies and resolves any hazards.
- Provides excellent customer service through responsiveness and positive interactions.
- Performs work using safe work practices. Ensures completion of safety training and actively identifies and mitigates risks.
- Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
- Maintains accurate records of work performed utilizing Salesforce.
- Performs community projects which could include painting, drywall repair, stucco repair, etc.
- After hours emergency calls response.
- High School Diploma or equivalent work experience.
- 1+ years of maintenance experience required. Advanced knowledge in at least one of the following: electrical, plumbing, HVAC, carpentry.
- Ability to diagnose problems and recommend repairs.
- Ability to work with limited supervision.
- Skills required:
time‑management, effective verbal and written communication, and organization.
- Required Certification: EPA (Core and Type II) 608.
- Valid California driver’s license; maintain continuous vehicle liability insurance as required by state law.
- Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
- Ability to move in and out of a variety of positions including sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
- Ability to push and pull up to 60 pounds of force.
- Ability to lift below waist up to 48 pounds and above waist 34 pounds.
- Ladder climbing—occasional, unilateral balance—averages 20 seconds or more per leg.
- Must complete and pass pulmonary exam and respirator fit test.
- Travel between communities may be required daily.
- Ability to perform these functions at multiple sites is required.
Base Pay Start Rate: $28.57.
