Service Technician II

Position Summary

• Performs maintenance service requests and preventative maintenance work throughout the community.
• Completes property preventative maintenance on required systems and mechanical equipment.
• Ability to diagnose problems and recommend repairs.
• Performs turn service for vacant units in accordance with established quality standards.
• Understanding of progress to key performance indicators and identifying opportunities.
• Ensures community common areas and grounds are maintained according to company standards; identifies and resolves any hazards.
• Provides excellent customer service through responsiveness and positive interactions.
• Performs work using safe work practices. Ensures completion of safety training and actively identifies and mitigates risks.
• Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
• Maintains accurate records of work performed utilizing Salesforce.
• Performs community projects which could include painting, drywall repair, stucco repair, etc.
• After hours emergency calls response.

• High School Diploma or equivalent work experience.
• 1+ years of maintenance experience required. Advanced knowledge in at least one of the following: electrical, plumbing, HVAC, carpentry.
• Ability to diagnose problems and recommend repairs.
• Ability to work with limited supervision.
• Skills required:
  
  time‑management, effective verbal and written communication, and organization.

• Required Certification: EPA (Core and Type II) 608.
• Valid California driver’s license; maintain continuous vehicle liability insurance as required by state law.
• Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability a plus.
• Ability to move in and out of a variety of positions including sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying.
• Ability to push and pull up to 60 pounds of force.
• Ability to lift below waist up to 48 pounds and above waist 34 pounds.
• Ladder climbing—occasional, unilateral balance—averages 20 seconds or more per leg.
• Must complete and pass pulmonary exam and respirator fit test.
• Travel between communities may be required daily.
• Ability to perform these functions at multiple sites is required.

Base Pay Start Rate: $28.57.
