Preventative Maintenance Tech
Position Summary:
The Preventive Maintenance Technician is responsible for the thorough and efficient execution of all preventative maintenance tasks within the unit interiors of assigned communities. The primary focus is on performing in-unit heating, ventilation, and air conditioning (HVAC), water intrusion, and safety inspections to enhance resident satisfaction and ensure asset longevity. This role requires proactively addressing potential maintenance issues and strictly adhering to company procedures and quality standards.
Key Responsibilities:
- Ensure resident satisfaction and safety by maintaining a positive and proactive approach in all customer interactions, prioritizing work using safe practices, completing all required safety training, and actively investigating and mitigating potential risks.
- Execute in-unit preventative maintenance (PM) on required equipment, focusing on in-unit HVAC systems, by performing routine services like filter changes, inspecting evaporator pans, and cleaning evaporator coils.
- Perform safety and water intrusion inspections by testing all smoke and carbon monoxide (CO) detectors for correct operation, completing the water intrusion PM inspection checklist, and inspecting unit systems (water heaters, washers, dishwashers, etc.) for leaks and proper function.
- Maintain operational readiness and documentation by being responsible for assigned inventory and tool orderliness, and accurately recording pick-up, start, and completion times and findings in Sales Force per company processes.
Additional
Skills:
1 year of general maintenance experience, with expertise in HVAC and electrical systems, including various types of air conditioning and heater repairs. Experience with Sales Force or similar data management software is a plus. EPA 608 Certification preferred. Well rounded experience with various types of air conditioning and heater repairs.
Preferred Education:
High School Diploma or GED (or equivalent experience)

1 - 3 years
Additional Requirements:
Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability is a plus. Ability to manage multiple priorities with attention to quality, speed and detail. The physical requirements for this position include:
Below waist lift - 48lbs, Below to above waist lift - 34lbs, Push/pull (walking) - 60lbs force, Ladder climbing
- Occasional, Unilateral balance
- Average of 20 seconds or more per leg Valid California driver's license;
Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.)
Compensation:
