Responsibilities
Oversees a construction project by planning, scheduling and coordinating all phases of the project.When a project is handled through a preconstruction agreement, the PM II works directly with owners and architects during plan development, providing technical and cost input (value engineering) as well as preliminary budget estimates. When working drawings are complete, the PM II works with the Estimating department to solicit subcontractor bids and prepare the final cost estimate and proposal upon which the final contract is based.Assumes overall responsibility for startup activities on the project; works with the superintendent on matters such as site security, temporary power, utility connections, placement of office trailers, locations for stored materials, etc. a) On projects where access to the jobsite is limited, the PM II works closely with the superintendent, suppliers, trucking companies and municipal police to schedule deliveries at specific hours during the day and night to minimize traffic disruption.Performs a detailed review of subcontractor bids for buyout purposes and awards subcontracts when negotiations have been concluded; ensures that subcontractors have all required bonds and insurance policies in place before work begins, resolving problems as they arise regarding contract interpretation/administration.Ensures that all terms and specifications in the contract are being met; inspects work in progress at frequent intervals to ensure compliance with plans and specifications; works with the superintendent to maintain high quality standards throughout the project; documents construction problems/deficiencies for future reference.Approves all subcontractor work for payment, approves and codes invoices, signs pay requests, ensures close‑out documentation and punch list items are resolved before releasing retainage, monitors subcontractors and vendors for adherence to performance and payment obligations.Establishes and maintains a cost accounting system per corporate guidelines; oversees conversion of bid documents to cost elements, prepares monthly job status reports, investigates cost variances, reviews labor cost reports with the superintendent.Prepares and submits monthly pay requests for owners and architects, ensuring timing and accuracy; identifies and corrects payment delays.Works with the Scheduling department to develop a master construction schedule, updates the CPM schedule, and incorporates changes, field performance, material availability, etc.Ensures compliance with all federal, state, and local laws, ordinances, building codes, and company policies; takes corrective action as needed to mitigate legal exposure.Completes project closeout tasks including documentation, reports, final collections, SWPPP, etc.Establishes safety requirements and expectations; reviews safety manual and procedures, sets up inspections, uses Predictive Solutions, reviews accident reports.Fosters collaboration among jobsite team and supports their growth and development.Promotes training and development through on‑the‑job and external opportunities.Leads career planning for project staff, including merit increases, promotions, and salary conversions.Requirements
