Job Description

The Escrow Specialist will work with vendors to ensure that all escrow loan servicing items are compliant with applicable investor, insurer, state and federal regulatory requirements and will be responsible for transactional processing, compliance adherence and workflow completion for all aspects of escrow administration.

This role is responsible for ensuring assigned tasks and workflow is completed consistent with service levels and production metrics. The Specialist will be responsible for researching and resolving loan level exceptions and customer research related to mortgage escrow accounts. The Specialist will utilize assigned resources, including vendor applications, tax office websites, imaging repository, and is expected to make outbound contact with tax offices, insurance companies, and servicing vendors, as needed to complete research.

The Specialist will ensure that escrow disbursements and loan maintenance are consistent with procedures and ensure proper set-up of escrow items and escrow line tracking and monitoring assigned control reports to ensure compliance with applicable investor, insurer, state and federal regulatory requirements for administration of property tax, hazard insurance, flood insurance, MIP/PMI, escrow analysis, loss drafts and optional insurance.

How You  Spend Your Time
  • You will facilitate loan level escrow activities to ensure compliance with internal and external compliance standards. This includes but is not limited to, Loss Drafts, Mortgage Insurance, Optional Insurance, Flood/Hazard Insurance, Lender Placed Insurance, Real Estate Taxes, and Escrow Analysis.
  • You will identify, research, and resolve loan level exceptions. You will research questions/problems as requested from other departments and escalate customer issues.
  • You will ensure that delegated workflow and tasks are completed consistent with production metrics, and internal service levels.
  • You will review and manipulate reports to ensure data is accurate and that amounts balance and data anomalies are resolved accordingly. You will ensure that the disbursements are correctly balanced before submission.
  • You will answer customer service, loan officer, and closer inquiries regarding hazard insurance, flood insurance, property tax, escrow analysis, loss draft and PMI/MIP. You will also work with vendors and other stakeholders to resolve inquiries.
Education & Experience Requirements

This level of knowledge is normally acquired through completion of an Associate  degree in a business related field and 2-4 years of experience in mortgage banking, escrow, or accounts payable or equivalent combination of education and experience.

  • Basic knowledge of Escrow regulations and guidelines; including, but not limited to RESPA, CFPB, HPA, FDCPA, NFIP, Biggert-Waters, Dodd-Frank, and other applicable rules.
  • Working knowledge of Microsoft Office Suite (Word, Excel, Access, Outlook, Edge).
